Maydencroft is looking for an experienced Contracts Manager – Heritage Works to help establish and grow our new specialist heritage division. Maydencroft Heritage Works has been created to support the repair, restoration and sensitive adaptation of listed and historic buildings. Our website is live, regular enquiries are now coming in, and we are looking for the right person to help turn this opportunity into a well-managed, commercially sound and respected part of the Maydencroft group.
This is not a standard contracts management role in an established department. It will suit someone self-sufficient, practical and entrepreneurial, with genuine heritage building experience and the confidence to work directly with clients, architects, conservation officers, specialist trades and the Maydencroft senior team.
The successful candidate will report directly to the Managing Director in the first instance and will be supported by Maydencroft’s established finance, administration, marketing, HSEQ and operational teams.
The role
You will be responsible for helping to develop and deliver Heritage Works projects from enquiry through to completion.
This will include converting incoming enquiries, generating new opportunities, scoping and pricing works, managing projects commercially, coordinating trusted heritage trades and ensuring works are delivered to the right standard.
The role will initially involve working with a network of specialist subcontractors, sole traders and craftspeople. Over time, there is the opportunity to help develop a more permanent team, including direct labour, apprentices and specialist trades.
Key responsibilities
-Respond to and convert incoming Heritage Works enquiries.
-Develop new opportunities through contacts, relationships and reputation in the heritage sector.
-Visit sites, assess works and help clients understand practical options.
-Scope, price and manage heritage repair, restoration and adaptation projects.
-Manage project margin, programme, quality and client satisfaction.
-Build and manage a trusted network of heritage trades, suppliers, sole traders and specialist subcontractors.
-Prepare and manage RAMS, construction phase plans, programmes and project documentation, with support from Maydencroft’s HSEQ and operational teams.
-Attend site meetings, pre-start meetings, client meetings, design-team meetings and conservation officer discussions where required.
-Coordinate works on site and ensure projects are delivered safely, professionally and to the right conservation standard.
Inspect work, maintain quality and ensure workmanship is appropriate for listed and historic buildings.
-Manage defects, aftercare and client follow-up.
-Help develop the systems, supplier network and practical delivery model for the Heritage Works division.
The person we are looking for
We are looking for someone with genuine experience in heritage building, conservation or traditional construction. You may currently be working as a Heritage Contracts Manager, Project Manager, Senior Site Manager, Conservation Surveyor, specialist contractor or in a similar practical heritage role.
You will need to be commercially aware, client-facing and confident managing works from first enquiry through to completion. Just as importantly, you will need the attitude and independence to help build something new.
Essential experience and qualities
-Strong practical understanding of listed, historic or traditional buildings.
-Experience managing building, restoration, conservation or repair projects.
-Good understanding of traditional materials and methods, such as lime, timber, masonry, roofing, leadwork, joinery or related trades.
-Ability to scope works, review pricing, manage project margin and protect commercial outcomes.
-Experience working with specialist trades, subcontractors or sole traders.
-Strong client-facing skills.
-Good organisational skills and the ability to manage multiple projects.
-Sound understanding of site safety, documentation and compliance.
-Ability to work independently while using the support of the wider team.
-A practical, entrepreneurial and solutions-focused approach.
-Full UK driving licence.
Desirable experience
-Experience working on listed buildings.
-Existing relationships with heritage trades, architects, surveyors, conservation officers or specialist suppliers.
-Experience with lime plastering, timber frame repairs, masonry restoration, historic roofing, windows, façades or heritage retrofit.
-SMSTS, SSSTS, CSCS, first aid, asbestos awareness or other relevant site qualifications.
-Experience preparing RAMS, CPPs, programmes and project documentation.
-Background in estimating or producing project quotations.
-Experience developing a team, supply chain or new service area.

-Salary of £60,000–£80,000 per annum, depending on experience.
