Property Maintenance Operations Manager

Location: West Suffolk & Cambridgeshire

Role Type: Full-Time

Salary: Starting from £50,000 per year + performance-based bonuses

About Us

CBNine Services is a growing property maintenance company, part of a wider group of businesses that also includes The Gainsborough Health Club & Spa and The Suffolk Hotel (home to Tiger Fusion restaurant and bar). We complete contracted maintenance work for letting agents, our own group businesses, and private clients.

As demand grows, we’re looking for an experienced Operations Manager to take the reins of day-to-day operations, freeing up the owners to focus on growing the business further.

The Role

You’ll be the driving force behind CBNine Services’ daily operations — managing our team of operatives, building and maintaining a healthy pipeline of quoted work, and developing the customer and supplier relationships that keep the business growing. This is a hands-on management role for someone who’s equally comfortable in front of a customer, on the phone to a supplier, and keeping a small team organised and motivated.

You’ll report directly to the owners and play a key role in shaping how the business runs and grows.

Key Responsibilities

Manage and coordinate the day-to-day work of our operatives, scheduling jobs efficiently across the team
Prepare and issue quotes for new and existing work
Build and maintain strong relationships with new and existing customers, including letting agents and private clients
Source and manage relationships with suppliers, ensuring quality and value across materials and subcontracted work
Work to agreed targets for revenue, job turnaround, and customer satisfaction
Act as the main point of contact for customers regarding ongoing works and enquiries
Support the office team with job tracking, scheduling, and general operational admin
Identify opportunities for new business and help grow the range of services offered
Ensure work is carried out safely, to a high standard, and in line with company procedures

What We’re Looking For

Proven experience in an operations, contracts, or management role, ideally within property maintenance, trades, construction, or a related field
Previous hands-on “on the tools” trade experience is essential
Confident and personable, with strong relationship-building skills
Comfortable pricing and preparing quotes for a range of maintenance work
Strong organisational skills with the ability to manage multiple jobs and priorities at once
Target-driven with a proactive, can-do attitude
Good working knowledge of property maintenance trades and standards (desirable)
Full UK driving licence
Excellent communication skills, both written and verbal
