Full job description

We are searching for an experienced residential Block Manager to join our growing team in the Sevenoaks office!

Your role will be to proactively manage a portfolio of residential properties, working closely with the business owners and junior staff to achieve short and long-term business goals.

A successful candidate must have block management experience, be well-presented, have a strong personality and be well-grounded, although all backgrounds and experience will be considered. It is essential that the candidate has a high level of literacy and can operate well in email, word, excel, etc. As communication is at the core of our business, candidates must have excellent customer service skills and a professional, diplomatic approach.

Duties include:

Carry out site visits at regular intervals in line with management agreements.
Prepare Service Charge Budgets and monitor cash flow for each managed property.
Understand the requirements of Section 20 Consultations.
Develop and maintain good working relationships with clients, leaseholders and maintenance suppliers daily.
Attend and minute board meetings, AGM’s, Directors Meetings, resident meetings and new business meetings at intervals.
Manage and authorise expenditure in line with client instructions.
Project manage reactive and planned repair and maintenance in accordance with client instructions.
Understand the requirements of Section 20 Consultations.
Manage clients, leaseholders and maintenance suppliers via phone, email and letter daily.
Review Leases to ensuring services and any issues are dealt with in full compliance with the Lease.
Deal promptly with Insurance issues, including claims.
Deal promptly and thoroughly with leasehold sales enquiries.
Ensure all properties are managed and adhere to relevant, Health & Safety legislation and ARMA regulations.
Any other duties to assist in the smooth and professional operation of the business.
The portfolio is likely to cover a mix of properties between Sevenoaks and central London.

Requirements:

The candidate will ideally have at least 3 years of residential block management experience.
Ideally with TPI (IRPM) or RICS qualifications.

Job Types: Full-time, Permanent

Pay: £45,000.00-£55,000.00 per year
