Capital Services Group Ltd is a growing construction and refurbishment company delivering residential, commercial and maintenance projects across London and the surrounding areas.
We are looking for an experienced Construction Area / Project Manager to join our team and support the successful delivery of multiple live projects. This is a hands-on role suited to someone with strong construction experience, excellent organisation skills and the ability to manage site teams, subcontractors, quality, programme and health and safety across several projects.
Role Overview
The Area / Project Manager will sit between the Associate Director / Directors and the Site Coordinator / Site Managers. The successful candidate will be responsible for overseeing the delivery of assigned projects, ensuring works are progressing safely, efficiently, on programme, within budget and to CSG’s required quality standards.
The role will involve daily site visits, liaising with site managers and subcontractors, checking progress, reviewing workmanship, ensuring materials and labour are planned in advance, and making sure CDM, health and safety and site procedures are being followed.
Key Responsibilities
- Visit live sites regularly to monitor progress, quality and site standards.
- Liaise with Site Managers, the Site Coordinator, subcontractors, suppliers and the office team.
- Oversee the successful delivery of multiple construction and refurbishment projects.
- Monitor project programmes and ensure works are progressing in line with agreed deadlines.
- Prepare and maintain short-term lookahead plans for upcoming works.
- Ensure labour, subcontractors, materials, plant and access arrangements are planned in advance.
- Identify delays, risks, blockers or missing information early and escalate where required.
- Check that works are being carried out in accordance with drawings, specifications, Building Regulations and CSG standards.
- Carry out quality inspections and ensure defects or snagging items are recorded and closed out.
- Ensure site teams are working from the latest drawings, specifications and instructions.
- Ensure CDM, health and safety, RAMS, inductions, toolbox talks and site procedures are being followed.
- Monitor site housekeeping, welfare, PPE, fire safety, access routes and safe working practices.
- Manage subcontractor performance at project level, including progress, quality and coordination.
- Liaise professionally with clients, consultants, landlords, building managers and residents where required.
- Identify potential variations, additional works and commercial risks before works proceed.
- Keep clear records of progress, labour, subcontractor attendance, site issues, delays and instructions.
- Provide regular updates to senior management on programme, quality, health and safety, commercial matters and project risks.
- Support final snagging, completion records and project handover.
About You
The ideal candidate will have:
- Previous experience as a Project Manager, Area Manager, Contracts Manager, Site Manager or similar within construction.
- Strong knowledge of residential refurbishment, fit-out, maintenance or general building works.
- Good understanding of construction sequencing, site coordination and programme management.
- Ability to manage multiple live sites and competing priorities.
- Good knowledge of CDM Regulations and construction health and safety requirements.
- Ability to read and understand drawings, specifications, programmes and technical information.
- Strong attention to detail and high standards of workmanship.
- Excellent communication and organisation skills.
- Practical problem-solving ability and confidence making site-level decisions.
- Commercial awareness, including understanding of variations, additional works, labour efficiency and cost control.
- Professional approach when dealing with clients, consultants, subcontractors, suppliers and site teams.
- Good IT skills, including email, Microsoft Office and site reporting.
- Full UK driving licence.
What We Are Looking For
We are looking for someone who is proactive, reliable and hands-on. The successful candidate must be able to take ownership of site progress, quality, coordination and compliance, while working closely with the wider CSG team.
This role would suit someone who has strong site experience and is ready to take responsibility for overseeing several projects, supporting site managers, managing programme risks and ensuring works are delivered to a high standard.

Pay: £42,000.00-£50,000.00 per year
