We’re looking for an experienced property maintenance leader with strong contract management and leadership skills to oversee the delivery of high-quality, compliant repairs and maintenance services across our housing portfolio.
About the role
This is a key leadership role responsible for the delivery of locality-based repairs, maintenance and planned works across a significant portfolio. You’ll ensure services are customer-focused, cost-effective and fully compliant with regulatory standards.
Working with contractors, colleagues and partners, you’ll take ownership of performance, budgets and outcomes—driving improvements in service quality, customer satisfaction and value for money. You’ll provide clear oversight of delivery, ensuring risks are managed, standards are met and services remain safe and compliant.
You’ll lead on contractor performance, procurement activity and service improvement, working closely with Housing Management and other teams to resolve complex issues and deliver a joined-up service. As part of the Wider Leadership Team, you’ll also contribute to business planning, risk management and shaping the future of Property Services.

About you
To be successful, you’ll have:
- A CIH Level 4 qualification (or willingness to work towards), or a degree/HNC in a relevant discipline, combined with extensive experience delivering responsive repairs and planned maintenance services.
- A proven track record of effectively managing property maintenance services and the built environment.
- Significant experience of contractor management, including monitoring performance, service standards, budgets and outcomes.
- A strong understanding of procurement processes, contract management, health and safety, CDM and risk management.
- Experience working with contractors, customers and stakeholders to resolve complex operational issues, contract variations and service challenges.
- A successful track record of using performance information and management data to drive service improvement and support decision-making.
- Strong analytical and data literacy skills, with the ability to interpret, analyse and communicate information effectively.
- Excellent negotiation, communication and stakeholder management skills, with the ability to build effective working relationships and influence outcomes.
- Experience within social housing, local government housing, ALMOs or housing associations will be highly advantageous.

Salary: £54,973 per year
Working Hours: 37 hours per week
Contract Type: Permanent
Base: Hybrid working - working from office, home, site and in the community as needed. Your base will be our main office in Dalvenie House, New County Hall, Truro, TR1 3AY. This role requires you to typically work from the office at least 1-2 days per week, sometimes at short notice.
