Property Maintenance Manager
Hourly Rate: £15–£16 per hour (depending on experience)
Hours: Monday to Friday, 9:00 am – 5:00 pm Contract Type: Permanent
About the Role
We are seeking an experienced, organised, and proactive Maintenance Manager to oversee maintenance operations across our exempt supported accommodation services in Birmingham. You will manage a portfolio of properties, lead a dedicated maintenance team, and ensure all homes remain safe, compliant, and well‑maintained for our residents.
This role requires strong leadership, excellent administrative capability, and the ability to travel independently between properties.
Key Responsibilities
- Lead, supervise, and support the maintenance team to ensure the timely completion of repairs, inspections, and planned works
- Oversee all internal and external maintenance activities across the property portfolio
- Ensure all properties meet health & safety, fire safety, and housing compliance standards
- Develop and manage preventative maintenance schedules
- Conduct property inspections and identify required works or compliance risks
- Liaise with contractors, suppliers, and external professionals for specialist works
- Manage maintenance budgets and monitor costs
- Maintain accurate administrative records, including:
- Maintenance logs
- Compliance documentation
- Property inspection reports
- Contractor invoices and quotes
- Coordinate with internal departments to prioritise work and minimise disruption
- Support senior leadership with operational planning and service improvements
Requirements
- Proven experience in property maintenance management or a similar supervisory role
- Strong leadership and team‑management skills
- Excellent administrative skills, including record‑keeping, scheduling, and reporting
- Confident working with contractors, suppliers, and external agencies
- Good understanding of health & safety, fire safety, and housing compliance standards
- Ability to work independently, make decisions, and manage competing priorities
- Strong communication skills and a solution‑focused approach
- Full driving licence and access to your own vehicle (essential for travel across Birmingham)
