Role Overview:
A self-employed Lettings Property Inventory Clerk is responsible for independently conducting detailed property inspections and producing accurate inventory reports for residential rental properties. These reports document the condition and contents of a property at key stages of a tenancy, helping to ensure transparency and support dispute resolution between landlords and tenants.
Key Responsibilities:
- Conduct detailed inventory check-ins, documenting the condition, cleanliness, and contents of a property before a tenancy begins
- Perform check-out inspections, comparing the property’s condition against the original inventory
- Carry out mid-term inspections where required
- Compile clear, thorough, and unbiased inventory reports, including written descriptions and photographic evidence
- Record meter readings and ensure keys are accounted for
- Identify and report maintenance issues or damages
- Ensure reports are completed and delivered within agreed timeframes
- Maintain impartiality at all times between landlords, tenants, and letting agents
- Manage own schedule, appointments, and travel between properties
Key Skills & Requirements:
- Previous experience as property inventory clerk
- Strong attention to detail and observational skills
- Excellent written English and report-writing ability
- Good organisational and time management skills
- Ability to work independently and manage a flexible workload
- Basic knowledge of property standards and lettings processes
- Competence in using inventory software and mobile inspection apps
- Digital photography skills (clear, accurate documentation)
Working Arrangement:
- Self-employed / freelance basis
- Flexible working hours, including evenings and occasional weekends
- Paid per inspection/report (rates vary depending on property size and location)
- Responsible for own tax, insurance (e.g. public liability, professional indemnity), and equipment
Additional Expectations:
- Maintain a professional appearance and conduct when attending properties
- Communicate effectively with letting agents, landlords, and tenants
- Stay up to date with relevant lettings legislation and best practices
- Ensure compliance with data protection and confidentiality requirements
Previous experience as property inventory clerk minimum 1 year
