Senior Title Check Specialist
£40,000 – £60,000 depending on practical problem-solving ability and technical experience

The buyer’s overriding objective is to move — and your role is to protect that objective while remaining fully compliant with the UK Finance Handbook, best practice protocols, and CLC obligations.
We reward practical judgement — not unnecessary escalation.
The Role
You will review and sign off residential titles before exchange.
You will:
Strictly satisfy CML / UK Finance lender conditions
- Distinguish lender requirements from non-lender technical issues
- Follow best-practice title checking standards based on CML conditions and Practical Law
- Assess risk proportionately and commercially
- Recommend practical, cost-effective solutions (including indemnity insurance where appropriate)
- Provide buyers with clear options so they can make informed decisions
- Reduce unnecessary delay and fall-through risk
Lender conditions are non-negotiable.
However, not every non-lender enquiry improves the buyer’s position. Buyers are entitled to make proportionate commercial decisions where lender rules allow.
If your instinct is always to raise further enquiries rather than assess the real risk, this role is unlikely to suit you.
What We’re Looking For
5+ years’ residential conveyancing title-checking experience
- Strong working knowledge of the UK Finance Handbook
- Clear understanding of best practice protocols and/or CLC requirements
- Experience reviewing freehold and leasehold titles
- Experience using a case management system
- Ability to separate lender risk from non-lender risk
- Strong practical problem-solving skills
- Ability to work independently and manage your own time
You must understand that delay has financial consequences for buyers.

For context, the role operates between 8am and 5pm, Monday to Friday. The earlier start allows time to prepare before client communications begin and to participate in internal support and team discussions.
Client-facing communication is managed within structured timeframes during the day, which helps protect your time, reduce interruptions, and manage client expectations effectively.
