As we continue to grow, we’re looking for a confident, experienced, and results-driven Senior Lettings Negotiator to join our Manchester team at 361 Deansgate.
The Role
As a Senior Lettings Negotiator, you’ll play a key role in driving lettings performance, converting enquiries into successful lets, and supporting the wider lettings team to deliver excellent results.
You’ll manage tenant enquiries, conduct viewings, negotiate offers, and help oversee the lettings process from initial enquiry through to agreed tenancy. This is a fast-paced, target-driven role that requires strong sales ability, excellent communication skills, and the confidence to lead by example.
You’ll be representing Nexis across our Manchester portfolio, building strong relationships with applicants, landlords, and internal teams, while helping maximise occupancy, rental performance, and service standards.
As a senior member of the team, you’ll also support the Head of Lettings with day-to-day team performance, coaching, applicant management, deal progression, and ensuring the team maintains high standards across all activity.
Key Responsibilities
· Respond quickly and professionally to lettings enquiries received by phone, email, CRM, property portals, and other marketing channels.
· Arrange and conduct property viewings, presenting each property confidently and professionally.
· Build strong rapport with prospective tenants, understanding their needs and matching them with suitable properties.
· Negotiate offers between applicants and landlords to secure positive outcomes and maximise rental performance.
· Follow up with applicants after viewings to maximise conversion and secure agreed lets.
· Take ownership of applicant pipelines, ensuring all leads are followed up properly and no opportunities are missed.
· Support the Head of Lettings in monitoring individual and team performance against weekly, monthly, and quarterly targets.
· Help coach and support Lettings Negotiators, sharing best practice and leading by example.
· Provide landlords with clear and professional updates on market conditions, viewing activity, applicant feedback, rental pricing, and performance.
· Work closely with the Tenancy Progression team to ensure agreed lets move forward smoothly and all required compliance steps are completed.
· Keep all availability, pricing, viewing notes, offers, and applicant records updated accurately on Reapit and internal systems.
· Ensure properties are marketed correctly, including reviewing photography, descriptions, portal listings, pricing, and overall presentation.
· Identify opportunities to improve enquiry conversion, viewing attendance, landlord service, and overall lettings performance.
· Assist with resolving applicant, tenant, or landlord queries where a senior level of support is required.
· Support the wider team with property launches, open days, new developments, and landlord instructions where required.
· Maintain clear and professional communication with landlords, applicants, tenants, and internal teams throughout the lettings process.
· Ensure all activity is completed in line with company process, lettings legislation, and compliance requirements.
· Represent Nexis Property professionally at all times, both in person and through written communication.
What We’re Looking For
· Previous experience in lettings, estate agency or property environment.
· A strong track record of converting enquiries, conducting viewings, negotiating offers, and securing lets.
· Experience in a senior, lead, or mentoring role would be preferred.
· A confident communicator with strong people skills and the ability to build trust quickly.
· Strong negotiation skills with a clear focus on results, service, and commercial outcomes.
· A proactive and organised approach, with the ability to manage multiple enquiries, viewings, offers, and priorities at the same time.
· Good knowledge of the lettings process, applicant management, landlord communication, and tenancy progression.
· Good attention to detail and the ability to keep systems, notes, and records accurate.
· A professional, positive, and resilient attitude.
· The ability to lead by example and support others in maintaining high standards.
· A genuine interest in property and the Manchester rental market.

Pay: £27,000.00-£32,000.00 per year
