Right Room is an independently owned lettings agency with offices in Kings Cross and Fareham, specialising in guaranteed rent, lease options, and standard let-and-manage. We move fast, hold people accountable, and reward performance directly.
The Role
We are looking for a player-manager, someone who can run their own active lettings book while holding a team of four negotiators to account. You will be the most senior person on the floor at Kings Cross day-to-day, reporting directly to the director with full authority to manage performance and drive output.
You will be closing deals yourself while ensuring your team does the same. This role is explicitly scoped as Branch Manager within 6–12 months for the right candidate.
What You Will Be Doing
- Running your own active lettings book across let-and-manage and lease option instructions
- Managing four lettings negotiators, daily accountability, KPI reviews, performance conversations
- Working alongside a GR Rooms specialist and VA support layer
- Holding weekly KPI reviews and feeding performance data directly to the director
- Building and retaining landlord relationships at senior level
- Identifying underperformance early and acting on it
- Contributing to hiring and onboarding as the office scales
What We Are Looking For
Non-negotiable
- Minimum 3 years in residential lettings with recent personal deal history, not management only
- Demonstrable experience turning around or inheriting an underperforming team
- Strong London lettings market knowledge (pricing, demand, landlord dynamics)
- Able to run personal lets and manage a team simultaneously without either suffering
- Owns team results
Strongly preferred
- HMO or rooms lettings experience
- Experience managing VA or remote staff alongside in-office teams
- Track record building landlord relationships from scratch
We are not looking for
- Candidates from large corporates who need a big support structure to perform
- Branch managers who have not personally closed a deal in the last 12 months
- Anyone who treats KPI reviews as a formality
What You Will Earn
- £28,000 – £32,000 basic (DOE)
- Uncapped commission, personal lets plus team override on office GP when target is hit
- Realistic year one OTE £45,000 – £55,000 with no ceiling beyond that
Progression
Branch Manager within 6–12 months for the right candidate. We are building Kings Cross into a flagship office and want the person running it to grow with it.
