**Ormskirk Lettings** is a highly regarded, independent lettings agency specialising in residential, student, and commercial properties. Known for delivering exceptional service, we are now seeking a dynamic and experienced **Lettings Manager** to oversee our growing portfolio and drive operational excellence across the business.
**What You'll Be Doing**
This is a varied, hands-on role that blends leadership, compliance, property management, and customer service. You’ll be the go-to person for tenants, landlords, and the internal team, ensuring a smooth lettings process from start to finish.
**Key Responsibilities**
* Lead the full lettings process: marketing, viewings, vetting applicants, negotiating terms, and signing agreements.
* Conduct landlord appraisals and property inspections.
* Oversee tenant onboarding, renewals, and check-outs.
* Ensure ongoing compliance with legal and safety regulations (EPCs, EICRs, Gas Safety, HMO licensing).
* Manage maintenance requests, liaise with contractors, and monitor repairs.
* Handle tenancy queries, disputes, and arrears with professionalism.
* Maintain accurate property records and tenancy documentation.
* Build and maintain strong relationships with landlords, tenants, and local contractors.
**What We’re Looking For**
* Proven experience in lettings or property management (ideally in residential and/or student accommodation).
* Excellent organisational and communication skills.
* Ability to multitask and thrive under pressure.
* Strong knowledge of property compliance and legislation.
* Confident handling negotiations and problem-solving independently.
* ARLA or other industry qualifications (preferred but not essential).
* Full UK driving licence and access to a vehicle (required).
* Local knowledge of Ormskirk and surrounding areas (advantageous).
