Role Overview
We are looking for a driven Contracts Supervisor to oversee reactive repairs and/or void property works within social housing. This is a fast-paced role requiring strong operational control, excellent communication skills, and the ability to deliver against strict KPIs.
You will manage operatives and subcontractors, ensuring works are completed efficiently, safely, and to a high standard—minimising turnaround times and maximising tenant satisfaction.
Key Responsibilities
- Supervise day-to-day delivery of reactive repairs and/or void works
- Manage and support operatives and subcontractors on site
- Ensure works meet KPIs including turnaround times and first-time fix rates
- Coordinate closely with planners/schedulers to optimise workflows
- Monitor job progress, quality, and health & safety compliance
- Liaise with tenants in occupied properties, ensuring excellent customer care
- Resolve issues quickly to minimise delays and repeat visits
- Maintain accurate records, reporting, and documentation
Essential Criteria
- Strong background in reactive repairs and/or voids within social housing
- Experience supervising trades or contractors
- Knowledge of property maintenance (multi-trade awareness)
- Proven ability to meet KPIs (e.g. turnaround times, first-time fix rates)
- Experience dealing with tenants in occupied properties
- Ability to manage multiple jobs under pressure
- Full UK driving licence
Desirable Criteria
- Experience working closely with planners/schedulers
- Knowledge of materials management or van stock systems
- Experience reducing no-access rates
