Maintenance Operative
Penn Contracting has been established for 30 years and is growing fast carrying out refurbishment projects ranging from £100k to £3m in and around London. We focus on high quality projects with an uncompromising attitude to our work. We currently have several projects in central London and Surrey.
About the Role
The Maintenance Operative is responsible for delivering high-quality maintenance, repair, and general upkeep services across a range of residential and commercial properties. The role ensures that buildings, communal areas, and associated facilities remain safe, functional, and well-presented. The postholder will also be entrusted with a company vehicle and must maintain it to a high standard.
Any candidate should have as a minimum:
- Minimum 10 years’ experience in construction.
- SSSTS or SMSTS / CSCS / First Aid. (preferred)
- Excellent organisational & team management skills, experienced in delivering demanding build programmes.
- Driven and determined to succeed.
- Good communicator, customer focused, upholding quality brand reputation.
- Sound working knowledge of health & safety requirements and practices.
Key responsibilities
1. Property Maintenance & Repairs
- Undertake planned and reactive maintenance tasks across residential and commercial properties.
- Carry out minor electrical, plumbing, carpentry, and general building repairs within competency levels.
- Support the upkeep of communal areas, external spaces, and property infrastructure.
- Identify and report defects, hazards, or issues requiring specialist attention.
2. Equipment & Asset Care
- Ensure tools, equipment, and materials are used safely, maintained appropriately, and stored securely.
3. Health, Safety & Compliance
- Adhere to all company health and safety policies and relevant statutory regulations.
- Follow safe working practices at all times.
- Maintain accurate records of maintenance activities and completed works.
- Use personal protective equipment (PPE) in accordance with company standards.
4. Company Van Responsibilities
- A company van will be provided for work-related duties.
- The postholder is responsible for the upkeep, cleanliness, and general condition of the vehicle at all times.
- Conduct regular checks including tyres, oil, fluids, lights, and interior condition to ensure the van remains roadworthy.
- Report any damage, defects, or maintenance needs immediately.
- The van must be returned at the end of its 4-year cycle with minimal interior and exterior damage, reflecting responsible and professional use.
5. Customer & Stakeholder Interaction
- Communicate professionally with tenants, clients, colleagues, and contractors.
- Provide clear updates on maintenance tasks, timelines, and any issues affecting property operations.
- Your working area should be clean and tidy at all times, use dust sheets and a hoover to ensure the clients property is left as you found it.
- Represent the company in a professional and courteous manner at all times.
Person Specification
Essential Skills & Experience
- Proven experience in a maintenance, multi-trade, or property services role.
- Working knowledge of basic electrical, plumbing, carpentry, and general building
- maintenance.
- Strong understanding of property safety requirements and compliance standards.
- Ability to work independently and manage workload effectively.
Desirable Skills
- Experience working within residential or commercial property portfolios.
- Training in manual handling, working at height, or other relevant competencies.
- Knowledge of property compliance requirements (e.g., fire safety, legionella awareness).
Personal Attributes
- Reliable, punctual, and self-motivated.
- High attention to detail and commitment to quality.
- Professional communication style and strong customer-service approach.
- Ability to prioritise tasks in a varied and fast-paced environment.
Additional Information
- This role may require travel between multiple properties.
- Occasional out-of-hours work may be required to support operational needs.
- Uniform, PPE, and a company vehicle (for business use) will be provided.
Job Type:
- Full-time, Permanent (preferably) or Freelance.
- Ability to Reliably Commute – London.
- Driving Licence (required).
- Disclosure and Barring Service (DBS) check.
- Adhering to Penn / Bright HR Policy and Procedures.
Hours of Work:
- Monday to Friday – 8:00am-4:30pm (occasional out of hours, as noted above).
Pension (If permanent role):
- You will be automatically enrolled into the Government NEST scheme.
Holiday Entitlement:
- The holiday year is 1 Jan to 31 Dec and holiday entitlement is 28 days including Bank Holiday, subject to director approval.
