The Role
We are looking for an experienced, hands-on Property Manager to take ownership of our growing property portfolio. This is a central, high-impact role - you will be the operational hub for everything relating to the physical condition, compliance, and readiness of all our properties.
You will manage handymen and third-party contractors, conduct property inspections, ensure statutory compliance, and respond to reactive maintenance issues when they arise - including out of hours. This is not a desk job. It is a high-ownership role for someone who takes pride in the physical standards of the properties they manage.
Over time this role expands. As we invest in AI and automation, we expect the Property Manager to identify inefficiencies and help build smarter systems. There is also a clear growth path into business development and portfolio expansion.
Key Responsibilities
Property Standards & Guest Readiness
- Conduct regular property inspections across the full portfolio and produce structured written reports
- Ensure every property is fully prepared and guest-ready before each check-in
- Manage the property defect backlog - log, prioritise, assign, and follow up every issue to resolution
- Coordinate with cleaning teams to maintain QF Living presentation standards
Reactive & Planned Maintenance
- Respond to urgent maintenance issues promptly, including evenings and weekends
- Diagnose issues accurately: the right fix, the right contractor, the right priority
- Manage a planned preventative maintenance programme across all properties
- Monitor maintenance trends and identify recurring or systemic problems
Contractor & Handyman Management
- Manage the day-to-day schedule and workflow of the in-house handyman team
- Brief, schedule, and supervise third-party contractors for specialist trades
- Obtain quotations, review invoices, and flag cost variances
- Build and maintain a network of vetted tradespeople available for rapid response
Compliance & Safety
- Maintain 100% compliance across the portfolio - Gas Safety, EICR, EPC, and fire safety
- Track all certificate renewal dates and act at least 30 days before expiry
- Conduct fire safety, legionella, and property risk assessments
Reporting & Process Improvement
- Submit a structured daily maintenance report each working day
- Identify inefficiencies and bring forward practical improvement proposals
- Engage with AI and automation tools as we build smarter operations
What We Are Looking For
- Proven experience in property management, facilities management, lettings, or a similar hands-on role
- Strong technical understanding of residential properties and maintenance processes
- Experience coordinating multiple contractors or maintenance teams simultaneously
- Full UK driving licence and reliable vehicle - based within approximately 10 minutes of the Great Yarmouth / Norfolk portfolio
- Confident with technology: smartphone, MacBook or laptop, and multiple digital platforms throughout the working day
- Genuine interest in AI and operational tools - curious about how technology can make operations smarter
- Excellent organisational skills with the ability to manage a high volume of concurrent tasks
- Calm under pressure, self-managing, and highly reliable
- Flexible approach to working hours - availability for urgent out-of-hours issues is essential
Desirable: experience in short-term rental or serviced accommodation; knowledge of UK landlord compliance; experience with Guesty or Asana; trade background or hands-on maintenance experience.
