About the role
DFG seeks an experienced Project Manager to oversee real estate projects in the CEE region from initial acquisition through construction and post-completion. This role coordinates consultants, supervises contractors, manages budgets, ensures compliance with building regulations, and regularly reports to stakeholders. Candidates should have 5+ years of relevant experience, a background in Architecture or Civil Engineering, and be fluent in Czech and English. Strong organisational, communication, and problem-solving skills and familiarity with project cost planning, construction legislation, and advanced industry software are essential.
Key responsibilities-
Project preparation & acquisition: Identify and evaluate new real estate opportunities, prepare the master program, select and manage project consultants, lead contractor and subcontractor selection, and coordinate design and permitting.

Construction supervision & coordination: Oversee the principal contractor and any other contractors on site; act as main contact for architects, engineers, contractors, and consultants; ensure delivery matches the approved design, budget, and schedule; run quality controls and standardized processes; ensure compliance with permits; identify and mitigate risks; implement H&S and environmental measures; and address delays proactively.

Construction — contract administration: Negotiate project-related contracts, lead regular on-site stakeholder meetings, keep construction documents and drawings up to date, manage formal change notices and change orders, maintain project communication and data (Google Drive, internal IT tools), and coordinate the internal project team.

Construction reporting: Weekly reports to the division manager (in Czech), and monthly reports to shareholders and financing banks (in English).

Cost monitoring & procurement: Validate monthly work statements and negotiate discrepancies, prepare and manage RFPs, organize and evaluate tenders with clear recommendations, maintain the project budget, keep cost and revenue aligned with approved figures, and provide inputs for budget and cash-flow updates.

Handover & post-completion: Run the snagging process, collect and verify documents for the building use permit, and coordinate warranty claims with contractors.
What you bring onboard-
A degree in Architecture or Civil Engineering, or equivalent hands-on industry experience.

Minimum 5 years of relevant project management experience in real estate development or construction.

Working knowledge of Czech construction legislation, permitting, H&S, and environmental regulations.

Solid technical command of project cost planning, budgeting, and tender management.

Proficiency in standard industry software, Google Workspace, and MS Office (Excel, Word, PowerPoint).

Fluent Czech (native or near-native) and fluent English — both are used daily in reporting.

Legal right to work in the Czech Republic.

Soft skills: autonomous, proactive, diplomatic, with sound judgement and a sharp eye for detail.
