Property Acquisition Coordinator
Location: St Asaph Business Park, St Asaph, Wales, office based
Salary: £26,000 plus deal based bonus
Indicative OTE Year 1: £29,000 to £31,000

Reports to: Operations Liaison, with acquisition direction from the Owner / Founder

The opportunity
This is a growing residential property business with a portfolio of around 54 properties, further acquisitions progressing and a clear ambition to grow toward 100. We are looking for a highly organised coordinator to help keep the acquisition pipeline active, structured and moving.
The role combines lead generation, persistent follow up, light desktop assessment, campaign management and acquisition coordination. You will qualify opportunities against clear criteria, arrange a structured handover to the Property and Lettings Lead, and later help keep agreed transactions moving through legals.
What you’ll do
- Identify potential property opportunities through calls, letters, online research, social media, property data and marketing campaigns.
- Speak with agents, landlords, vendors and owners, maintaining regular contact because strong opportunities often develop after several conversations.
- Gather property and vendor information, complete a light assessment using the criteria taught by the Owner / Founder, and confirm whether the opportunity is ready for further discussion.
- Run existing lead sources, respond to enquiries and keep records, reminders, contact history and next steps accurate.
- Prepare properly qualified opportunities and coordinate a clear handover to the Property and Lettings Lead for viewing and negotiation.
- Once a deal is agreed, help chase agents, vendors, solicitors and outstanding information.
- Use AI and workflow tools responsibly to improve research, outreach, follow up, templates and internal processes.
- The role is office based, with rare agent meetings, networking activity or viewing cover when required.
About you
- Strong with CRM systems, follow up schedules, accurate notes, handovers and competing priorities.
- Clear and professional by phone, email and message. You must be willing to make calls, ask questions and build confidence through coaching.
- Able to work independently within an agreed direction, raise sensible questions and suggest practical ways to create new leads.
- Open to learning CRM, marketing and workflow platforms and using AI tools such as Claude to create better processes.
- Property experience is desirable, not essential. Relevant backgrounds include estate agency, lettings, property administration, sales progression, conveyancing support, recruitment, sales support, operations or coordination.
- Able to commute reliably to St Asaph Business Park. A driving licence is useful, although regular field travel is not expected.
- Exposure to property marketing, CRM ownership, Meta campaigns, SearchLand or similar tools, direct outreach or process improvement.
What’s in it for you
- A genuine deal based bonus structure, with indicative first year total earnings of £29,000 to £31,000. Details will be explained during the recruitment process.
