We are delighted to be supporting our Edinburgh-based client in the recruitment of a Property Manager to join their team on a full-time, permanent basis.
Our client is passionate about delivering an exceptional service to both landlords and tenants and takes great pride in the strong relationships they have built over many years. Due to continued growth, they are now seeking a highly organised, proactive and people-focused individual to join their team.
This position offers excellent exposure across a broad range of property management responsibilities and would suit someone with previous lettings experience who is looking to further develop their career within the sector.
Working as part of the lettings team and collaborating with other departments, you will act as a key point of contact for tenants, landlords and contractors, ensuring everything runs smoothly behind the scenes. This is a varied, hands-on role where no two days are the same.
Your responsibilities will include:
- Responsible for the management of a portfolio of let properties based around Edinburgh, managing the tenancy lifecycle from viewing to deposit return
- You would be first point of contact for tenants, landlords and contractors
- Identify opportunities to add value to clients
- Ensure all tasks are completed in accordance with procedures
- Resolve complaints quickly and identify opportunities to improve service offerings
- Proactively advise clients on the management of their investment properties
- Minimise vacant periods, negotiating and enforcing leases, maintaining good relationships with all clients and tenants
- Carry out property inspections
- Manage utilities and council tax at change overs
- Monitor rents, advise clients and adjust rents as appropriate
- Identify opportunities to streamline and improve delivery of service with and emphasis on the client journey
- Review, develop and implement lettings department procedures and software solutions in conjunction with other members of the department
- You will coordinate maintenance requests, communicate effectively with contractors, landlords and tenants and facilitate smooth maintenance operations
- Maintain accurate records of maintenance activities including work orders and completion statuses
- Inspecting completed work to ensure quality and compliance
- Maintaining accurate and up-to-date records within property management systems
- Facilitating smooth tenancy transitions by managing referencing checks for new tenants
- Support client accounting processes where relevant.
- Monitor arrears and support rent chasing processes
To be considered for this fantastic opportunity, our client does require the following background / experience:
- Previous background working within Property, whether this be in lettings or sales
- Excellent organisational skills with the ability to multi task
- Confident and resilient
- Naturally positive and professional at all times
- Commercially aware
- Be resourceful and have the ability to find solutions to problems
- Keep up to date with industry trends
- Good IT skills
- Full clean drivers license required
