The Role - Quantity Surveyor
We are seeking a commercially driven Quantity Surveyor to join our Commercial team in Nottingham. Reporting to the Commercial Manager, you will take ownership of a portfolio of passive fire protection and retrofit projects, ensuring strong commercial performance, accurate cost control, and consistent margin improvement.
You will manage variations, valuations, subcontract procurement, and cash flow, acting as the key commercial interface between clients, subcontractors, project managers, and the wider operations team. This role is central to achieving GP1 and GP2 targets, maintaining positive cash flow, and ensuring contractual compliance across multiple concurrent projects.
Key responsibilities include:
- Managing commercial performance across multiple live projects
- Leading variation management, upsells, and margin improvement
- Procuring and negotiating subcontractor packages
- Preparing valuations, invoices, and payment notices
- Monitoring cash flow and supporting credit control
- Reporting on GP1, GP2, WIP, and commercial risk
- Providing commercial guidance to operational teams
- Maintaining accurate contractual correspondence and audit trails
What We’re Looking For
Skills
- Commercial management of multiple concurrent fire protection or retrofit projects
- Cost control, variation pricing, and margin improvement
- Subcontractor procurement, negotiation, and payment management
- Preparation of valuations, invoices, and payment notices
- Cash flow monitoring and financial reporting (GP1, GP2, WIP)
- Strong written communication and contractual correspondence
Knowledge
- Passive fire protection systems (fire stopping, fire doors, compartmentation)
- Building Regulations Part B and fire safety compliance
- Construction contract law and payment mechanisms (JCT, NEC, HGCRA)
- Subcontract procurement processes and commercial management
- Cash flow management and financial reporting in construction
Experience
- Minimum 2 years as a Quantity Surveyor in fire protection, social housing, or interior fit‑out
- Proven track record managing commercial performance across multiple projects
- Demonstrable experience in variations, valuations, and subcontract procurement
Behaviours

Desirable:

- Experience with FIRAS/BM TRADA audited projects; social housing or higher‑risk residential projects; commercial management under JCT/NEC.
- FIRAS/BM TRADA frameworks; Building Safety Act 2022 duty holder requirements; building control and certification processes.
