Summary
A lettings-focused role responsible for driving occupancy across our professional portfolio. You will own the full letting cycle — from generating demand and conducting viewings through to securing tenancies and managing tenant relationships — working closely with the marketing team on channel strategy. This is an exciting opportunity to build a new department and own it's success!
Responsibilities
- Drive occupancy across the professional portfolio, taking ownership of lettings performance from first enquiry through to signed tenancy.
- Identify and develop new letting channels — employer direct, relocation agents, NHS and local authority referral schemes, and community networks — briefing the marketing team for deployment.
- Manage the full viewing process, conducting accompanied viewings, following up promptly, and converting enquiries into lets at pace.
- Build and maintain relationships with local letting agents, employer HR teams, and community partners to generate a consistent pipeline of prospective tenants.
- Review and set rents competitively on every void, making data-led recommendations on pricing and market positioning.
- Manage tenant relationships throughout the tenancy, acting as the primary point of contact and resolving issues promptly to maintain high satisfaction and retention.
- Oversee tenancy renewals proactively, conducting rent reviews in line with market comparables and the portfolio’s rental growth target.
- Ensure council tax accounts are correctly set up and managed for each professional property, liaising with the local authority as required on any changes to occupancy.
- Work with the operations team to ensure properties are maintained to the professional lettings standard and that any issues affecting lettability are escalated and resolved quickly.
- Ensure all lettings activity is compliant with current legislation including Right to Rent and deposit protection requirements.
- Maintain accurate CRM records and submit weekly performance reports
Experience:
- Solid experience in professional lettings – you know what great looks like
- Seriously organised you manage time and priorities like a pro
- A brilliant team player who can build great relationships all-round
- Confident owning a budget and happy being accountable for results
- A confident communicator especially on the phone
- Comfortable switching gears you adapt quickly when priorities change
- Customer-first mindset, from first enquiry right through to end of tenancy
- Great at juggling multiple projects at once (without dropping the ball)
Pay: £35,000.00-£45,000.00 per year
