Property Solicitor / Conveyancer – Leasehold & Freehold Transactions

XL@Property Ltd are a modern and rapidly growing block and estate management company specialising in residential leasehold management, Right to Manage developments, and complex freehold and mixed-use estates across the South East.
We are looking to recruit an experienced Property Solicitor, Licensed Conveyancer or Senior Conveyancing Executive to manage all legal and transactional matters relating to leasehold and freehold property sales and ownership changes across our portfolio.
This is a specialist role suited to someone with strong experience in residential leasehold transactions, title matters, and post-completion enquiries who is looking to work closely alongside managing agents, freeholders, RTM companies, and leaseholders.
Key Responsibilities
- Preparation and completion of LPE1 and FME1 packs
- Dealing with enquiries raised by solicitors during sales transactions
- Drafting and progressing Deeds of Variation
- Reviewing leases and title documentation
- Advising on leasehold and freehold transfer requirements
- Handling licences, certificates, notices, and compliance documentation relating to property sales
- Liaising with buyers’ and sellers’ solicitors, leaseholders, freeholders, RTM companies, and developers
- Assisting with complex lease interpretation and title queries
- Supporting the business with legal and compliance matters relating to block management
- Ensuring legal documentation and responses are issued accurately and within agreed timescales
- Assisting with matters relating to:
- Lease extensions
- Transfer of freeholds
- Deeds of Covenant
- Certificates of Compliance
- Restrictions and Land Registry requirements
- Section 20 consultation implications on sales
- Building Safety Act and fire remediation disclosure enquiries where applicable
Requirements
- Qualified Solicitor, Licensed Conveyancer, CILEX professional, or equivalent relevant experience
- Strong understanding of:
- Residential leasehold law
- Land Registry requirements
- Conveyancing processes
- Block/property management structures
- Previous experience handling LPE1/FME1 documentation essential
- Experience drafting or reviewing Deeds of Variation desirable
- Excellent attention to detail and organisational skills
- Ability to manage a varied workload and work independently
- Strong communication skills and confidence liaising with solicitors and leaseholders
Desirable Experience
- Experience working with managing agents, RTM companies, or freehold portfolios
- Understanding of the Commonhold and Leasehold Reform Act 2002
- Familiarity with Building Safety Act related sale enquiries
- Knowledge of service charge and management company structures

Pay: £45,000.00-£55,000.00 per year
