Job Summary
Ross + Liddell are seeking a dedicated and organised Head of Commercial Property to oversee the daily operations and management of our managed commercial property portfolio.
The ideal candidate will possess excellent organisation and communication skills, experience with property management software, (preferably TRAMPS) and a professional approach to client and tenant relations.
Duties
- Manage a small team and oversee all aspects of management of our commercial property portfolio.
- Attend regular committee meetings and annual general meetings and assist owners and tenants with day-to-day enquiries
- Manage and coordinate all aspects of commercial property operations, including lease management, landlord and tenant relations, co-proprietor relations .
- Utilise property management software TRAMPS, to update records, process rent payments, and generate reports.
- Prepare and circulate management reports in advance of AGMs to communicate ongoing priorities for owners.
- Assist in the preparation of Service Charge Budgets, as required for each property.
- Conduct regular inspections of properties to ensure compliance with safety standards and maintenance requirements.
- Liaise regularly with our dedicated Credit Control Team and Landlords in respect to debt issues.
- Maintain accurate data entry records related to leases, and maintenance
- Liaise with contractors, service providers, and internal teams to coordinate repairs
- Ensure all documentation complies with legal requirements and company policies.
- All other duties as required.
Experience
- Proven experience in a similar property role, preferably in Commercial Property
- Familiarity with property management systems such as TRAMPS is highly desirable
- Organised with the ability to prioritise tasks efficiently in a fast-paced environment.
- Previous experience in managing a team, to ensure kpi's are met
