Job Overview
General Overview:
To manage the building Fabric maintenance teams across the entire QEH contract estate, including trade specific managers. Responsible for the delivery of building, fabric and civil related maintenance service in line with contractual obligations, industry best practice and relevant standards and guidance (HTM). The role is to ensure planned preventive maintenance, testing, breakdown maintenance and other contract management related activities on the estate are completed and records maintained.
Impact:
This role is essential within the workflow process. The person will be actively involved in developing detailed knowledge for their team and support the wider engineering resource across the QEH contract estate.
Complexity:
· Manage the building teams and assist in the operational delivery for site activity
- To undertake any reasonable duties to maintain all services for the NHS client
- Provide management support to stakeholders such as University Hospitals Birmingham and Birmingham and Solihull Mental Health Foundation Trusts in meetings and where instructed/required
- To carry out all works in compliance with Equans KPI’s
- Manage site performance via use of CAFM systems and other digital based management tools
- Achieve and manage/maintain RP, DRP and other related AP and CP appointments in disciplines as requested by estates management team to support the contract where required and appropriate
- Working Hours Mon – Fri 0800 – 1600 with flexibility to suit site requirements
- To be fully conversant with and to work to the current regulations, codes of practice, Health & Safety regulations (CDM), HTMs, and all safety rules both Equans and Statutory
- Manage fabric related contracts and associated contractors across site. Ensuring all paperwork is delivered on time and works are completed in line with Equans KPI’s and contract SLA’s
- Manage specialist contractors for fabric and building related dependencies across site (QEH UHB and BSMHFT premises)
- To undertake appraisals, sickness, annual leave requests for the team
- To manage contractors relevant to the discipline ensuring PPMs are booked in and completed within SLA, and any corrective/breakdown work completed within SLA. PPMs are to be completed start of month and reactive works from the PPM completed in month
- Carry out work required by the estates leadership team
- Ensure teams records are maintained, up to date, and available for audits/inspections on a regular basis in line with contractual obligations
- Interpret and work from all instructions, drawings, and specifications where required. Act as lead and support for team for activity within your remit
- Managing and directing staff in a safe and efficient manner
- Deliver training to staff on relevant subjects as appropriate so experience is gained (e.g., toolbox talks & trade specific subject matter).
- Carry out agreed appraisal set Equans Management Safety Visits and compliance audits (MSV) Across the contract on both Internal work force and Sub-contractors. Complete additional ad-hoc MSV and observations
- Carry out Monthly minimum 10% Audit checks on works carried out by the estate’s teams ensuring compliance, report shortfalls and training requirements.
- Carrying out inspections of site tools, plant, access equipment and first aid equipment, reporting on findings and manage resolution ensuring safety and compliance.
- Act as a first line management response to any Events that may arise across the entirety of the QEHB Estate.
- To ensure that immediate corrective action is taken in the event of emergencies, so that the Trusts/client needs are met, to avoid danger to people, property, and service provision.
- To provide as requested by management reports, calculations, and recommendations for the correct and efficient running of site
- To undertake additional and continual training in job skills and techniques that may be required to meet personal and organisational aims
- Carry out inspections and audits of both in house and 3rd party staff to ensure compliance with Contract Requirements, in a timely manner, to the required standard and documented correctly
· Managing and resolving incidents of non-compliance across the Estate in line with Contract and Company Requirements
- Where required, provide support for Equans out of hours On Call service.
- Carry out work in line with any reasonable management instruction.
Qualifications or Required Experience:
· Knowledge and understanding of CDM, relevant FM legislation and guidance
· Experience of managing multi discipline teams of varying ability to deliver maintenance
· Previous management experience of a critical maintenance delivery team
· Experience and knowledge of complex building services and environments
· Experience of delivering tender reviews, contract management and audit support
· City and Guilds or relevant qualifications in/or building/fabric services related engineering with substantial post qualification experience
· Driving Licence
Desirable:
· Previous experience of working within a health care environment
· Building Safety Act and Regulations understanding and awareness
· Knowledge and understanding of HTMs - healthcare standards and guidance
· Understanding and experience of delivering operational services in a PFI healthcare environment

Pay: £25.64-£29.74 per hour
