Residential Conveyancing Solicitor / Licensed Conveyancer

Our client’s Preston office is looking to recruit Residential Conveyancing Solicitors and Licensed Conveyancers to join a friendly, experienced, and people-focused team.
This role is ideal for a conveyancing professional who enjoys a fast-paced environment, takes pride in delivering excellent client service, and thrives on progressing matters efficiently from start to finish.

The Role
You will manage your own varied residential conveyancing caseload from instruction through to post-completion, including:
- Sales, purchases, remortgages, and transfers of equity
- New builds and shared ownership matters
- Investigating title and preparing clear, accurate reports
- Drafting contracts, TR1/TP1s, completion statements, and related documentation
- Proactively progressing transactions while keeping clients and agents informed
- Managing exchange and completion with accuracy and confidence
- Handling all post-completion work, including SDLT submissions and Land Registry applications
Client Care & Communication
You will be relied upon to:
- Communicate clearly, professionally, and consistently
- Build strong relationships with clients, estate agents, lenders, and brokers
- Provide updates before clients need to chase
- Handle queries calmly and efficiently, even under pressure
- Act as a central point of contact to keep transactions moving smoothly
Compliance & Quality
High standards are essential in this role. You will:
- Meet AML, ID, and source of funds requirements
- Produce accurate client care letters and case documentation
- Maintain clear and up-to-date case management records
- Support low requisition and complaint rates within the department
- Take pride in delivering quality work and getting things right
Financial Awareness & Performance
You will contribute to the team’s success by:
- Managing WIP, billing, and aged debt effectively
- Recording time accurately
- Meeting monthly fee targets
- Minimising write-offs
- Demonstrating an understanding of the commercial side of conveyancing
Business Development & Team Contribution
This role goes beyond file handling. You will also:
- Maintain and develop relationships with referrers
- Support business development initiatives and networking activities
- Assist with cross-selling wider legal services
- Support junior colleagues and share knowledge
- Contribute ideas to improve processes and best practice
- Play an active role in a collaborative team environment
About You
- Proven experience managing your own residential conveyancing caseload
- Strong drafting and title investigation skills
- Excellent organisational skills and attention to detail
- Proactive and commercially aware mindset
- Strong communication and client care skills
- Comfortable working independently and managing competing deadlines
- Confident using case management systems and IT
- Experience with leasehold, new build, or complex titles (desirable)
- Qualified as a Solicitor or Licensed Conveyancer (CLC)
