About the Role

This is a dynamic, varied role covering general maintenance, repairs, and upkeep across both residential and commercial properties.

Key ResponsibilitiesProperty Maintenance & Repairs
- Perform a wide range of maintenance and repair tasks across multiple property sites.
- Handle maintenance requests from tenants, staff, and customers in a timely and professional manner.
- Identify and troubleshoot maintenance issues, applying effective solutions within your scope of competency.
- Keep thorough records of completed works and escalate complex or specialist issues to management and external contractors as needed.
Plumbing
- Fix leaking and dripping taps.
- Clear blockages in sinks and waste pipes.
- Replace toilet components and resolve running cistern faults.
- Carry out a variety of minor plumbing repairs and maintenance works.
Electrical Maintenance
- Safely swap out light fittings, switches, sockets, and lamps.
- Perform basic electrical fault-finding and maintenance tasks in line with competency and regulatory guidelines.
Decorating & Finishing
- Carry out light painting and decorating works to refresh and maintain property interiors.
- Address cosmetic defects including surface scuffs and general wear and tear.
- Uphold a high standard of presentation across all properties.
Heating & Hot Water Systems
- Conduct routine operational checks on heating and hot water systems.
- Bleed radiators and identify common heating-related faults.
- Refer more complex issues to qualified heating specialists when appropriate.
Appliance Installation & Testing
- Install household appliances such as washing machines and dishwashers.
- Carry out routine appliance checks and basic servicing.
- Test and maintain smoke alarms and carbon monoxide detectors to ensure ongoing safety compliance.
Grounds Maintenance
- Carry out basic gardening and external maintenance tasks.
- Keep outdoor areas clean, safe, and visually presentable at all times.
Team Collaboration
- Work closely with colleagues to plan and prioritise maintenance tasks effectively.
- Play an active role in supporting the wider maintenance team to deliver a responsive, high-quality service.
Skills & ExperienceEssential
- Proven background in a handyman, maintenance operative, facilities maintenance, or similar hands-on role.
- Solid practical knowledge of general property maintenance.
- Foundational understanding across plumbing, electrical, carpentry, decorating, and repair disciplines.
- Strong fault-finding and problem-solving capabilities.
- Self-sufficient and capable of managing your own workload.
- Excellent communication skills with a customer-first mindset.
- Sound awareness of health and safety practices within a maintenance setting.
- Consistent reliability, professionalism, and attention to detail.
- Full UK Driving Licence.
Desirable
- Relevant trade qualifications or industry certifications.
- Experience within residential property management, facilities management, hospitality, or commercial environments.
