Overview
We're looking for an organised, customer-focused
Property Manager to oversee a portfolio of residential rental properties in the Bournemouth area. You'll be the main point of contact for landlords and tenants, ensuring properties are well maintained, compliant, and issues are resolved quickly and professionally.
Key Responsibilities
- Manage a portfolio of residential tenancies end-to-end during the tenancy period
- Act as primary contact for landlords and tenants, handling day-to-day queries
- Coordinate maintenance and repairs: diagnose issues, instruct contractors, and follow through to completion
- Obtain and compare quotes, negotiate where appropriate, and ensure value for money
- Conduct / arrange property inspections and produce clear written reports
- Ensure legal and regulatory compliance (e.g., gas safety, EICR, EPC, smoke/CO alarms, Right to Rent where applicable)
- Manage renewals, rent reviews, and tenancy changes in line with company process and legislation
- Handle deposit negotiations and support dispute resolution where needed
- Manage arrears escalation in collaboration with accounts/lettings team
- Keep accurate records on the property management system and maintain audit-ready compliance files
- Build strong relationships with contractors and ensure service standards are met
Required Skills & Experience
- Previous experience in residential property management (ideally 1-3+ years)
- Strong knowledge of lettings processes and compliance requirements
- Confident communicator (phone, email, in-person) with excellent customer service
- Highly organised with strong prioritisation skills; able to manage multiple issues at once
- Good problem-solving and negotiation skills
- Comfortable using property management software and Microsoft Office/Google Workspace
- Full UK driving licence and willingness to travel locally
Desirable
- ARLA Propertymark qualification (or working towards)
- Experience managing a high-volume portfolio
- Knowledge of the local Bournemouth rental market
