Location: Cambridge
Salary: Basic salary up to £30,000 per annum
On-Target Earnings: £35,000 - £37,000 per annum
Hours: Full-time, Monday to Friday, plus 1 in 5 Saturdays (9:00am - 1:00pm)
About the Role
An established and highly respected independent property business is seeking an experienced Lettings Property Manager to join its successful and growing team.
This is an excellent opportunity for a motivated property professional with a strong background in residential lettings and property management. The successful candidate will be responsible for managing a portfolio of residential properties, ensuring landlords and tenants receive an exceptional level of service while maintaining compliance with all relevant legislation.
Key Responsibilities
- Manage a portfolio of residential rental properties from move-in through to tenancy termination.
- Act as the main point of contact for landlords and tenants, providing professional advice and support.
- Coordinate maintenance issues and repairs, liaising with contractors, landlords, and tenants to ensure timely resolution.
- Arrange property inspections and prepare detailed reports.
- Manage tenancy renewals and negotiate tenancy extensions where appropriate.
- Handle deposit negotiations and tenancy end procedures.
- Ensure all properties remain compliant with current lettings legislation and safety regulations.
- Coordinate and monitor gas safety certificates, electrical inspections, EPCs, and other statutory requirements.
- Resolve tenant and landlord queries efficiently and professionally.
- Work closely with the lettings team to ensure a smooth transition from agreed tenancy to ongoing management.
- Maintain accurate property records and update internal systems.
- Assist in identifying opportunities to enhance the management service and generate additional revenue where appropriate.
- Deliver a consistently high standard of customer service.
About You
The successful candidate will have:
- Previous experience in residential property management or lettings management.
- A strong understanding of current lettings legislation and compliance requirements.
- Excellent communication and relationship-building skills.
- The ability to manage a busy workload and prioritise effectively.
- Strong organisational skills and attention to detail.
- A proactive and solution-focused approach to problem-solving.
- Experience using property management software systems.
- A professional and customer-focused manner.
- A full UK driving licence and access to a vehicle (preferred).
