About the Opportunity
Our client is a well-established construction and property services contractor delivering high-quality construction, refurbishment, maintenance, and facilities management projects across the South of England.
Due to continued growth and a strong pipeline of secured work, they are seeking an experienced Senior Quantity Surveyor to join their expanding commercial team.
This is an excellent opportunity for a commercially focused Senior Quantity Surveyor looking to play a key role in the successful delivery of a diverse range of construction and refurbishment projects while progressing their career within a supportive and growing organisation.
The Role
As a Senior Quantity Surveyor, you will be responsible for managing the commercial, contractual, and financial aspects of construction projects from inception through to final account.
You will work closely with Contracts Managers, Project Managers, subcontractors, suppliers, and clients to maximise project profitability, maintain strong cashflow performance, and ensure commercial risks are effectively managed throughout the project lifecycle.
Key Responsibilities
- Provide commercial guidance and negotiation expertise to maximise profitability across multiple projects.
- Produce detailed procurement schedules and manage subcontractor and supplier procurement activities.
- Prepare and issue comprehensive tender enquiries to subcontractors and suppliers.
- Negotiate and place subcontract and supplier orders.
- Manage subcontractor accounts, valuations, variations, and final accounts.
- Maintain accurate records of design changes, site instructions, variations, and additional works.
- Price and agree variations, ensuring appropriate approvals are obtained before works commence.
- Attend regular client meetings to review project progress, valuations, variations, and commercial performance.
- Administer and manage contract conditions including extensions of time, liquidated damages, practical completion, defects periods, payment terms, and insurance requirements.
- Identify and mitigate commercial and contractual risks.
- Prepare monthly Cost Value Reconciliations (CVRs), cashflow forecasts, financial reports, and project out-turn forecasts.
- Support the wider business by identifying future opportunities and contributing to pre-construction activities where required.
- Mentor and support Assistant Quantity Surveyors, Graduate Quantity Surveyors, and Degree Apprentices.
Skills & Experience Required
- Minimum 10 years' post-qualification experience managing the commercial aspects of construction projects.
- Proven track record delivering profitable construction and refurbishment projects.
- Experience across a variety of sectors, including commercial, public sector, education, healthcare, refurbishment, and non-residential new build projects.
- Strong working knowledge of both JCT and NEC forms of contract.
- Excellent understanding of cost management, procurement, valuations, variations, and final accounts.
- Strong commercial awareness with the ability to identify and manage project risk.
- Excellent negotiation, communication, and stakeholder management skills.
- Proficient in Microsoft Office and industry-standard commercial software.
- Ability to manage multiple projects and priorities simultaneously.
- Strong analytical skills and attention to detail.
Qualifications Required
- HNC, HND, or Degree qualified in Quantity Surveying or a related construction discipline.
- Relevant professional memberships or working towards chartership would be advantageous.
- Full UK Driving Licence preferred.
