Multi-Trade Property Maintenance Worker (Student Accommodation)

About the Role We are looking for a reliable, highly skilled Multi-Trade Property Maintenance Worker to manage repairs, preventative maintenance, and safety compliance across a private portfolio of student Houses in Multiple Occupation (HMOs) in York. This role is uniquely structured around the academic calendar, offering great flexibility for 11 months of the year, alongside a guaranteed, intensive full-time month during student changeovers.Working Hours & Schedule
- Academic Year Baseline (6th July to 4th June): Part-Time (20 hours per week). Highly flexible daytime hours scheduled to minimize disruption to studying students.
- Summer Changeover Surge (5th June to 5th July): Full-Time (37.5 hours per week). Mandatory availability for rapid, time-critical property turnarounds between outgoing and incoming tenancies.
- Emergency Standby: Joining a scheduled evening and weekend on-call rota to handle high-priority tenant emergencies.
Key Responsibilities
- Reactive Repairs: Fast troubleshooting of student-logged issues including minor plumbing leaks, running toilets, blocked drains, broken furniture, and door lock adjustments.
- Summer Turnarounds (5th June – 5th July): Executing intensive room-by-room damage audits, plaster patching, locks changes, cosmetic redecoration, and waste management.
- HMO Compliance: Conducting monthly physical checks on fire doors, testing interlinked smoke/heat detectors, and updating on-site statutory compliance logbooks.
- Emergency Response: Holding the emergency phone and attending sites out-of-hours to isolate major leaks or secure properties following lockouts/break-ins.
What We Are Looking For
- Experience: Minimum 3–5 years of professional multi-trade experience (e.g., carpentry, plumbing, painting, tiling) in residential properties. Prior experience with student housing or rental portfolios is a major advantage.
- Licences: Full, clean UK Driving Licence is mandatory.
- Tools: Must possess a reliable personal inventory of professional hand and power tools suitable for day-to-day property maintenance.
- Vetting: Must be willing to undergo an Enhanced DBS (criminal record) check due to entering student living spaces.
- Traits: Excellent problem-solving skills, tech-savvy (able to use a smartphone app to log jobs), and a polite, professional manner when interacting with young tenants.
What We Offer
- A highly competitive trade rate of £18.00 per hour.
- On-Call Standby Retainer: £20.00 flat rate per night on call, plus a guaranteed minimum of 2 hours pay per active emergency call-out.
