Cornwall Living Lets is a fast-growing, ambitious property management business based at Coinage House, Truro. We manage a portfolio of residential properties, HMOs and commercial offices across Cornwall, and we are in an exciting phase of growth.
We are looking for a Property and Facilities Manager to join us at a genuinely exciting moment. This is a varied, hands-on role with real responsibility from day one, covering both our residential lettings portfolio and the day-to-day facilities management of our Coinage House commercial offices.
You will work closely with our Head of Property and Facilities Management, have genuine input into rental pricing and marketing decisions, and be trusted to keep the operation running brilliantly while the senior team focuses on growing the business.

WHAT YOU WILL BE DOING
Residential lettings and property management:
- Tenant onboarding, referencing, and contract progression
- Move-in and move-out processes including check-ins and check-outs
- Day-to-day tenant communication and relationship management
- Rent arrears chasing and escalation
- Deposit administration and compliance (DPS, TDS, right to rent)
- Logging and tracking maintenance jobs in Coho (property management software)
- Coordinating contractors and meeting them on site
- Routine property inspections and communal area standards checks
- Certification and compliance management (Gas Safe, EICR, EPC)
Commercial facilities management (Coinage House):
- Regular building inspections and written condition reports
- Managing reactive and planned maintenance across the building
- Coordinating building contractors (cleaning, fire systems, electrical, broadband, waste)
- Owning the compliance calendar for a Grade II listed commercial building
- Acting as first point of contact for commercial tenants
- Supporting commercial viewings, office preparation, and void management
Pricing, marketing and administration:
- Contributing market intelligence to rental pricing decisions across the portfolio
- Supporting property marketing via Rightmove, OpenRent, SpareRoom and other channels
- Maintaining accurate records across Coho and internal trackers
- Producing regular occupancy and portfolio updates for senior management

WHAT WE ARE LOOKING FOR
Essential:
- Full UK driving licence and access to a reliable vehicle
- Excellent organisational skills and the ability to manage your own workload without being chased
- Confident communicator at all levels, from tenants to directors
- Practical, hands-on approach to problem-solving
- Comfortable working across digital platforms (training provided on Coho)
- Genuine hunger to grow with a fast-moving business
Desirable:
- Experience in residential lettings, property management or a similar property role
- Familiarity with commercial property or facilities management
- Knowledge of compliance requirements (Gas Safe, EICR, EPC, right to rent, deposit schemes)
- Experience with property management software
