Block Manager – Benefits

- Block Manager – Duties
- Manage your own portfolio of residential blocks, ensuring high standards of service delivery
- Act as the main point of contact for leaseholders, freeholders and residents
- Carry out regular site inspections and produce detailed reports
- Instruct, manage and monitor contractors to ensure works are completed on time and within budget
- Manage service charge budgets, expenditure and support arrears/collections processes
- Assist in the preparation and review of budgets and year-end accounts
- Ensure compliance with statutory requirements, health & safety and service level agreements
- Maintain accurate records using property management software
- Oversee cyclical maintenance schedules and ensure all deadlines are met
- Raise works orders and manage minor works within agreed budgets
- Attend internal meetings and contribute to operational discussions
- Attend appointments with company directors to support the winning of new business and portfolio growth
Block Manager – Requirements
- Previous experience in Block Management is essential
- IRPM or TPI qualification (or equivalent) is required
- Strong communication skills with the ability to build relationships with clients and contractors
- Ability to manage a portfolio independently and prioritise workload effectively
- Good IT skills including property management systems and Microsoft Office
- Professional, organised and proactive approach to problem solving
