Maintenance Person (Multi-Site Care Homes)
Location: Ipswich (covering three care homes)
Reports to: Home Manager
Job Purpose
The Maintenance Person is responsible for delivering planned and reactive maintenance across three care homes in Ipswich, ensuring that all buildings, equipment, grounds, and facilities are safe, compliant, and maintained to a high standard.
The role is essential in providing a safe, comfortable environment for residents, visitors, and staff while ensuring compliance with statutory requirements, including Health & Safety, Fire Safety, COSHH, Legionella, and other relevant legislation and company policies.
Key Responsibilities General Maintenance
- Carry out planned preventative and reactive maintenance across all three care homes.
- Complete repairs to fixtures, fittings, furniture, doors, windows, locks, flooring, walls, ceilings, and general building fabric.
- Undertake painting, decorating, basic plumbing, carpentry, and minor electrical repairs (within competence).
- Maintain external areas including gardens, pathways, fencing, lighting, gutters, drainage, and car parks.
- Ensure maintenance requests are completed promptly and recorded appropriately.
- Maintain tools, equipment, and work areas in a safe and serviceable condition.
Planned Preventative Maintenance
- Deliver planned maintenance programmes to minimise breakdowns and extend the life of buildings and equipment.
- Inspect and maintain plant, heating systems, lighting, building fabric, and external areas.
- Identify defects requiring specialist attention and report these promptly.
- Keep accurate maintenance records and ensure work is completed within agreed timescales.
Compliance & Health and Safety
Support the Home Managers in maintaining full statutory compliance by:
- Following the Health and Safety at Work Act and all company policies and procedures.
- Carrying out routine workplace inspections and reporting hazards.
- Supporting risk assessments and implementing safe working practices.
- Using appropriate PPE and ensuring the safe use of tools and equipment.
- Reporting accidents, incidents, near misses, and unsafe conditions promptly.
Fire Safety
- Carry out and record routine fire safety checks in accordance with legislation and company procedures.
- Inspect and test:
- Fire alarm systems
- Emergency lighting
- Fire doors
- Firefighting equipment
- Escape routes
- Fire safety signage
- Assist with fire drills where required.
- Report and arrange prompt rectification of any fire safety defects.
- Maintain accurate fire safety records.
COSHH
- Ensure hazardous substances are stored, labelled, and used in accordance with COSHH regulations.
- Maintain COSHH documentation and Safety Data Sheets.
- Ensure the safe storage and disposal of hazardous materials.
- Report damaged or leaking chemical containers and ensure corrective action is taken.
Contractor Management
- Liaise with approved contractors.
- Escort contractors on site where required.
- Monitor contractor performance and ensure safe working practices.
- Verify permits to work, risk assessments, and method statements where applicable.
Record Keeping & Compliance
Maintain accurate records relating to:
- Maintenance activities
- Fire Safety
- Health & Safety
- COSHH
- Legionella monitoring
- Emergency lighting
- Fire alarm testing
- Equipment servicing
- Building maintenance
Support Home Managers during inspections, audits, and regulatory visits, reporting any compliance concerns immediately.
Communication
- Work closely with Home Managers to prioritise maintenance across all three homes.
- Communicate professionally with residents, relatives, colleagues, contractors, and visitors.
- Promote a safe, welcoming, and well-maintained environment at all times.
Person Specification Essential
- Previous experience in building maintenance, facilities management, or a similar role.
- Practical skills in plumbing, carpentry, decorating, and general building repairs.
- Ability to complete compliance documentation accurately.
- Strong organisational, problem-solving, and time management skills.
- Ability to prioritise workload across multiple sites.
- Full UK driving licence and access to a vehicle.
Desirable
- Experience working within a care home, healthcare, or other regulated environment.
- Knowledge of CQC standards and statutory compliance.
- Training or qualifications in Fire Safety, Legionella Awareness, Health & Safety, COSHH, PAT Testing, or willingness to undertake training as required.
Working Hours
- Full-time – 37.5 hours per week.
- Based across three care homes in Ipswich.
- Regular travel between sites is required.
- Flexibility to respond to urgent maintenance issues outside normal working hours where necessary.

Pay: £13.00-£14.50 per hour
