Coastline Facilities Support Services Ltd is growing, and we are looking for reliable, organised, skilled Multi-Trade Operatives to join our team.
We provide reactive repairs and planned maintenance services across the housing sector, working with housing associations, landlords, and property management companies. Our work is varied, fast-paced, and consistent all year round.
This is an on-the-road role based from the Southampton / Swanwick area, covering works across Southampton, Eastleigh, Winchester, Basingstoke, Newbury, Thatcham and surrounding areas.
The Role
You will be working from a fully equipped and well-stocked van, attending scheduled appointments with tenants and completing reactive repairs, planned maintenance works, and general property repairs across social housing properties.
You will receive your schedule of works through our online job management system, which is used to issue jobs, manage appointments, upload photos, complete reports, and update the office on job progress.
This is a hands-on multi-trade role for someone who understands housing maintenance and can confidently turn their hand to a wide range of repairs.
No two days are the same. One day you could be carrying out plumbing repairs and chippy repairs in occupied homes, the next you could be working on a bathroom repair, kitchen replacement, void property, flooring job, tiling repair, wet wall boarding, AquaBoards, window overhaul, or general responsive repair.
We are looking for someone who is organised, professional, presentable, and able to work independently while keeping the office fully updated.
Typical Duties
Your day-to-day work may include:
- Reactive day-to-day repairs in social housing properties
- Planned maintenance works and small refurbishment projects
- Void property works and turnaround repairs
- Plumbing repairs, including leaks, taps, wastes, toilets, basins, baths, showers, and basic pipework repairs
- Carpentry repairs, including doors, locks, skirting, architraves, boxing-in, kitchen units, worktops, and general timber repairs
- Kitchen repairs, kitchen replacements, unit changes, worktop repairs, and making good
- Bathroom repairs, bathroom replacements, bath panels, shower screens, silicone, mastic, tiling, and wall panel systems
- Fitting wet wall panels, AquaBoards, AquaPanels, bathroom cladding, and similar systems
- Flooring repairs and replacement works
- Wall and floor tiling repairs
- Plaster patching, making good, and decoration works
- Window and door overhauls, including handles, hinges, locks, adjustments, and basic UPVC repairs
- Minor roofline, guttering, fascia, soffit, and external repair works where required
- Fencing, gates, decking, and external maintenance repairs
- General responsive repairs and property maintenance tasks
- Working in occupied homes, void properties, communal areas, and housing association sites
First-Time Fix, WIP & KPI Performance
Coastline is very focused on delivering strong KPI performance for our clients, especially first-time fix on reactive repairs.
We want someone who understands the importance of attending site prepared, with the right tools, materials, van stock, and job information needed to complete the work properly first time wherever possible.
You will be expected to:
- Aim for first-time fix on reactive repairs wherever possible
- Keep WIP moving and avoid jobs sitting open without clear updates
- Plan ahead and organise materials before attending site
- Keep your van stock tidy, organised, and suitable for day-to-day repairs
- Identify follow-on works clearly when a job cannot be completed
- Report access issues, material requirements, variations, or further works needed
- Communicate clearly with the office so jobs can be managed properly
- Help maintain strong client KPIs and tenant satisfaction
Good maintenance is not just about completing the repair. It is about organisation, communication, reporting, presentation, and making sure the tenant and client receive a reliable service.
Reporting & Job Management
You must be comfortable using a smartphone or tablet, as all jobs are managed through our online CRM / job management system.
You will be responsible for:
- Receiving scheduled jobs through the system
- Updating job progress throughout the day
- Taking clear before, during, and after photos
- Completing accurate job notes
- Writing clear reports for the office
- Recording materials used or materials required
- Reporting follow-on works correctly
- Communicating any issues that may affect completion
- Closing jobs down properly once works are complete
Clear reporting is an important part of the role. The office needs accurate information so that jobs can be updated, clients can be informed, and any follow-on works can be arranged quickly.
Customer Service & Professional Standards
You will often be the face of Coastline when attending tenants’ homes, so a polite, professional, and respectful approach is essential.
You will be expected to:
- Attend appointments on time and prepared
- Communicate clearly with tenants, residents, housing officers, supervisors, and the office team
- Be polite, friendly, and professional at all times
- Work cleanly and tidily in occupied homes
- Protect residents’ homes while works are being carried out
- Leave work areas clean, safe, and presentable
- Wear company uniform and maintain a tidy appearance
- Represent Coastline to a high standard
- Deal with tenant issues calmly and professionally
We are looking for someone who takes pride in their workmanship, understands the importance of presentation, and can build trust with residents while completing works efficiently.
What We Are Looking For
We are looking for a genuine Multi-Trade Operative with strong experience across reactive repairs, planned maintenance, and housing sector works.
You do not need to be a specialist in every trade, but you do need to be confident across a wide range of day-to-day repairs and able to problem-solve on site.
Experience working in social housing, housing association properties, reactive maintenance, planned works, or voids would be a strong advantage.
Essential Requirements
You must have:
- Minimum 3 years’ experience as a Multi-Trade Operative or in property maintenance
- Good experience across reactive repairs and planned maintenance
- Strong practical knowledge across multiple trades
- Confidence completing plumbing repairs, carpentry repairs, kitchen and bathroom works, tiling, flooring, making good, and general repairs
- Experience working in occupied homes
- Ability to deal with tenants and residents in a professional manner
- Understanding of first-time fix, WIP, KPI performance, and job completion standards
- Ability to organise your materials, van stock, tools, and workload
- Ability to write clear job notes and detailed reports
- Comfortable using a smartphone or tablet for job sheets, photos, reports, and CRM updates
- Strong communication skills
- Full UK driving licence
- Own hand tools
- High standards of workmanship
- Tidy, respectful, and professional approach
Desirable Experience
It would be an advantage if you have:
- Previous experience working with housing associations
- Experience in responsive repairs
- Experience in void property works
- Experience on planned kitchen and bathroom programmes
- Experience with wet wall boards, AquaBoards, AquaPanels, bathroom cladding, or similar systems
- Experience with UPVC window and door repairs
- Basic roofing, guttering, fascia, soffit, or external repair experience
- NVQ or trade qualifications
- CSCS card
- Asbestos Awareness certificate
- Previous experience using job management apps, CRM systems, or digital reporting software
