Job Title: Property Manager
Site Location: Settio Property Experience LTD, Northspring Building, 70 Spring Gardens, Manchester, M2 2BQ
Reporting to: Head of Property Management based in Head Office Manchester
Hours: Monday to Friday 9am to 5pm
Salary: £26,000-£30,000, subject to experience
Purpose of the role:
This is an exciting opportunity for you to join an enthusiastic, high performing team. We are seeking an efficient, organised and customer service focused property professional to join our team in Manchester. You will be part of a strong team built on excellency and collaboration, you will manage a portfolio of ~150 units that will be mostly based in Manchester, with some remote management in Birmingham and London also likely. You will possess an ability to remain open minded, ‘get stuck in’ and collaborate across departments, this will be essential to your place within property management and the business as a whole. You’ll hold exceptional organisational skills with the ability to prioritise your workload effectively, a keen eye for detail and a strong desire to deliver a high standard of work to any task you turn your hand to.

The responsibilities of the role includes but is not limited to:
- Managing a property portfolio primarily consisting of new build apartments, situated mainly across Manchester.
- Liaising with landlords and tenants to ensure all their needs are met within a timely manner, in accordance with company SLA’s.
- Facilitating tenants' on moving in day (check in) and moving out/contract end date (check out) procedures.
- Coordinating with contractors and developer aftercare teams regarding maintenance and/or repair requirements, and to build strong relationships alike.
- Processing eviction requests in accordance with the necessary legal requirements, therefore having sound knowledge of relevant Notices, such as Section 21 (Form 6a), Section 8, Section 13 and accompanying Grounds, and to attend court when required, in accordance with the legal eviction process.
- Being familiar with and ensuring all properties meet current regulatory health and safety standards.
- Managing tenancy deposits via TDS or Reposit platforms.
- Understanding maintenance processes with Fixflo experience being highly beneficial.
- Passing of the ARLA Propertymark Level 3 Residential Lettings and Property Management Qualification which will enhance your knowledge and provide you with confidence in your role.
Key Skills Required:
- Minimum of 1 year relevant property management experience.
- A desire to work towards Propertymark ARLA level 3 Qualification.
- Previous experience working with all generalist Microsoft packages (Outlook, Word, Excel etc).
- Able to demonstrate confidence in industry specific regulations and standards.
- Confident in all aspects of varied property management role, including maintenance and liaising the full end of tenancy and deposit process, meeting service level driven KPI’s.
- Exceptional service standards and communications essential.
- Exceptional organisational skills (prioritisation) and time keeping.
- Ability to work in a fast-paced environment.
- Ability to build and maintain strong relationships with clients, landlords and tenants.
