Maintenance Handyman – Job DescriptionJob Purpose
To ensure the care home's buildings, equipment, grounds and facilities are maintained to a safe, high standard, providing a comfortable and secure environment for residents, visitors and staff. The Maintenance Handyman will carry out planned preventative maintenance, respond promptly to repair requests, support health and safety compliance, and assist with maintaining the home in accordance with CQC standards and relevant legislation.
Key ResponsibilitiesMaintenance & Repairs
- Carry out a wide range of general maintenance and repair tasks throughout the care home.
- Undertake minor plumbing, electrical, carpentry, decorating, flooring and building repairs within the limits of competence.
- Replace light fittings, sockets, switches, locks, door furniture and other fixtures where appropriate.
- Assemble and install furniture and equipment as required.
- Maintain external areas, including pathways, fencing, gardens and car parks, ensuring they remain safe and presentable.
- Ensure residents' bedrooms, communal areas and staff facilities are maintained to a high standard.
Planned Preventative Maintenance
- Carry out routine inspections of the building, equipment and plant to identify defects before they become major issues.
- Complete planned preventative maintenance (PPM) schedules in accordance with company procedures.
- Liaise with external contractors for specialist repairs and servicing.
- Ensure repairs are completed promptly and minimise disruption to residents.
Health & Safety & Compliance
- Conduct weekly and monthly health and safety audits as directed by the Home Manager.
- Complete regular compliance checks and maintain accurate maintenance records.
- Carry out environmental safety inspections, identifying hazards and ensuring timely corrective actions.
- Support compliance with Health and Safety legislation, Fire Safety Regulations, COSHH, LOLER, PUWER and other relevant statutory requirements.
- Assist with fire safety checks, including emergency lighting, fire doors, call points and evacuation equipment.
- Report defects or risks immediately to the Home Manager and ensure appropriate action is taken.
- Support CQC inspections and other regulatory visits by maintaining accurate records and ensuring the environment meets required standards.
- Monitor contractor work to ensure compliance with health and safety requirements and permit-to-work procedures where applicable.
Record Keeping
- Maintain accurate maintenance logs, compliance records and service documentation.
- Record completed repairs and planned maintenance using the home's recording systems.
- Ensure all statutory certificates and servicing records are up to date and appropriately filed.
Resident & Customer Service
- Respond promptly and professionally to maintenance requests from residents and staff.
- Always maintain a courteous, respectful and professional manner.
- Ensure maintenance work is carried out safely, with minimal disruption to residents' daily lives.
- Demonstrate respect for residents' privacy, dignity and independence when working within occupied areas.
General
- Participate in mandatory training and health and safety updates.
- Attend team meetings as required.
- Assist during emergencies, including fire evacuations and adverse weather situations.
- Undertake any other reasonable duties requested by the Home Manager that are consistent with the role.
Person Specification, Essential Skills & Experience
- Previous experience in a maintenance, handyman or building maintenance role.
- Good practical knowledge of general building maintenance.
- Experience of carrying out basic plumbing, electrical, carpentry, decorating and flooring repairs.
- Good mechanical aptitude and ability to troubleshoot maintenance issues.
- Ability to identify defects and carry out preventative maintenance.
- Good understanding of health and safety legislation and safe working practices.
- Ability to maintain accurate records and complete compliance documentation.
- Excellent communication skills, both written and verbal.
- Good organisational skills with the ability to prioritise workload.
- Strong problem-solving skills and attention to detail.
- Professional, reliable and able to work independently as well as part of a team.
- Full UK driving licence (desirable).
Desirable
- Previous experience working within a care home, healthcare or residential environment.
- Knowledge of CQC requirements and healthcare compliance.
- Basic understanding of fire safety systems and emergency procedures.
- Relevant maintenance, trade or health and safety qualifications.
- First Aid qualification (or willingness to undertake training).
