Role Overview
FRJ Properties Ltd is a small but ambitious property business with a mixed portfolio across Old Trafford and Manchester, including serviced office space, commercial offices, residential properties, and Airbnb/short-stay accommodation. The business is entering an exciting period of growth, with a new launch planned in the coming months.
We are looking for an experienced On-Site Property, Sales & Operations Development (Commercial & Residential) Manager to help manage, develop, and grow the portfolio. This is a hands-on, varied role covering property management, compliance, facilities, inspections, customer service, viewings, sales, marketing, listings, lead generation, operations, and PA-style support.
The role suits someone commercially aware, organised, confident with people, and comfortable working independently in a small team. The successful candidate must be able to multi-task, take ownership, work with low supervision, and make sensible decisions on site.
A local candidate, or someone with good knowledge of Old Trafford and Manchester, would be preferred.
Key Responsibilities
- Manage the day-to-day running of serviced offices, commercial spaces, residential properties, and Airbnb accommodation.
- Deliver excellent customer service to tenants, office clients, guests, prospective occupiers, contractors, suppliers, and partners.
- Act as a key on-site contact, ensuring enquiries, issues, requests, complaints, and follow-ups are handled professionally and promptly.
- Coordinate maintenance, repairs, cleaning, contractor access, keys, inspections, handovers, check-ins, and check-outs.
- Ensure all properties are well-presented, safe, compliant, and ready for occupation, viewings, clients, tenants, and guests.
- Carry out regular site inspections and identify maintenance issues, risks, improvements, and presentation standards.
- Manage works orders, contractor quotes, supplier follow-ups, repair progress, and completion checks.
- Monitor and maintain compliance records, including relevant safety checks, certificates, licences, tenancy documents, insurance requirements, deposits, and health and safety actions where applicable.
- Keep accurate records of maintenance, inspections, compliance, costs, supplier details, property issues, and actions.
- Handle incoming enquiries and follow up leads for serviced offices, commercial space, residential properties, and short-stay accommodation.
- Undertake viewings and present properties professionally to prospective tenants, occupiers, clients, and guests.
- Support sales and business development activity to increase occupancy, revenue, bookings, enquiries, and client retention.
- Manage marketing channels including social media, property portals, listing platforms, websites, agents, lead-generation companies, and local business networks.
- Create, update, and maintain listings, adverts, descriptions, photographs, availability, pricing, registrations, and promotional content.
- Liaise with portal providers, lead-generation companies, agents, and online platforms to improve visibility and enquiry flow.
- Monitor enquiry sources, lead quality, conversion rates, occupancy, booking performance, and revenue opportunities.
- Support preparation for the upcoming business launch, including operational readiness, marketing activity, listings, systems, presentation standards, and customer journey.
- Provide PA-style support including diary coordination, follow-ups, reminders, action lists, reporting, emails, documents, and general administration.
- Keep portal systems, booking platforms, online listings, compliance records, maintenance trackers, and operational files up to date.
- Create and improve checklists, simple processes, reporting tools, and ways of working.

About You / Experience Required
We are looking for an experienced, reliable, commercially aware all-rounder who can take ownership of a busy and varied role in a small but growing business.
You should have experience in property management, serviced offices, residential lettings, Airbnb, facilities, operations, sales, marketing, customer service, business development, or a similar environment. You will need strong organisational, administrative, communication, and customer-facing skills, with the ability to manage enquiries, viewings, maintenance, inspections, compliance, contractors, tenants, guests, clients, and online platforms.
You should be confident working independently with autonomy and low supervision, while also being responsible, practical, detail-focused, and able to multi-task. Strong IT skills are required, including email, spreadsheets, online portals, booking systems, listings, social media, and CRM-style platforms.
Experience with compliance records, certificates, renewals, maintenance logs, marketing channels, lead generation, portals, PA support, office/facilities management, or launch/growth projects would be beneficial.
Working Hours
This is a fully on-site role covering properties in Old Trafford and Manchester. Flexible hours can be considered, and the role may be structured as either part-time or full-time depending on the right candidate.
Some flexibility may be required around viewings, contractor access, guest needs, urgent maintenance, launch activity, and operational requirements.
Salary
Competitive, depending on experience and agreed working hours. Part-time arrangements will be calculated on a pro rata basis.
