The Opportunity
A leading specialist contractor is seeking an experienced Senior Quantity Surveyor to join its commercial team on a major government-backed accommodation project being delivered through off-site volumetric modular construction.
This is a significant £40m package and one of the largest workstreams on the project. The scheme comprises two multi-storey accommodation buildings providing approximately 250 beds and is being delivered in partnership with a nationally recognised Tier 1 contractor.
The project is currently in the pre-construction and manufacturing phase, with production continuing through to late 2026. Site installation is programmed for Summer 2027, with project completion and final account activities extending into 2028.
The role will be based from a West Yorkshire office, with travel requirements varying throughout the project lifecycle. During manufacturing, regular visits to a production facility in East Yorkshire will be required. Once the project progresses to site delivery, travel to the project site in the West Midlands will typically be required once per week. Business travel expenses will be reimbursed, excluding normal commuting costs.

Key Responsibilities
- Lead all commercial and contractual aspects of the project from inception through to final account.
- Manage project costs, valuations, variations, forecasting, and reporting.
- Prepare, negotiate, and administer subcontract packages.
- Support commercial strategy and ensure project profitability.
- Work closely with operational teams, clients, contractors, and key stakeholders.
- Identify and manage commercial risks and opportunities.
- Mentor and support junior commercial team members.
- Ensure compliance with contractual obligations and company procedures.
Requirements Essential
- Minimum 10 years' Quantity Surveying experience.
- At least 3–5 years operating at Senior Quantity Surveyor level.
- Strong understanding of NEC4 contracts, particularly Option A.
- Process-driven approach with excellent commercial management skills.
- Previous experience delivering modular construction projects.
- Experience managing projects from pre-construction through to completion.
Highly Desirable
- Experience delivering defence or secure-sector accommodation projects.
- Understanding of accommodation standards and service level requirements within regulated environments.
- Knowledge of modular construction and current construction regulations.
- Experience working as a subcontractor to Tier 1 main contractors.
- Current or previously held security clearance.
Interview Process
