An exciting opportunity has arisen for an experienced Technical Services Manager to join a leading facilities management team supporting a large and complex healthcare estate in Birmingham.
We are seeking a highly motivated individual with strong building/fabric maintenance experience to lead multi-disciplinary teams across a critical healthcare environment. This role is ideal for someone with a strong compliance background, excellent leadership skills, and experience managing maintenance delivery within complex estates or healthcare settings.
The Role
You will be responsible for managing building fabric maintenance services across the estate, ensuring all planned and reactive maintenance activities are delivered safely, efficiently, and in line with contractual KPI and SLA requirements.
The successful candidate will oversee trade-specific managers, specialist contractors, and in-house teams while ensuring compliance with statutory regulations, HTM guidance, and health & safety legislation.
Key Responsibilities
- Manage building fabric maintenance teams across the estate
- Lead operational delivery of planned and reactive maintenance works
- Ensure compliance with KPIs, SLAs, HTMs, CDM regulations, and health & safety requirements
- Manage subcontractors and specialist contractors across multiple disciplines
- Oversee CAFM systems, maintenance records, audits, and compliance reporting
- Carry out inspections, audits, and management safety visits across the contract
- Support healthcare stakeholders and attend operational meetings where required
- Manage staff performance including appraisals, absence management, and development
- Ensure all maintenance documentation is completed accurately and on time
- Respond to emergencies and provide first-line operational management support
- Deliver toolbox talks and technical training to engineering teams
- Support continuous improvement initiatives across the estate
Requirements
- Previous experience managing building/fabric maintenance teams within a complex environment
- Strong understanding of FM compliance, statutory maintenance, and contractor management
- Knowledge of CDM regulations and health & safety legislation
- Experience managing KPIs, SLAs, audits, and compliance processes
- Experience using CAFM systems and digital maintenance platforms
- City & Guilds or equivalent qualification in building/fabric services or related discipline
- Full UK Driving Licence
Desirable Experience
- Previous healthcare or NHS estates experience
- Knowledge of HTM guidance and healthcare compliance standards
- Understanding of PFI environments
- Awareness of the Building Safety Act and associated regulations
- Experience managing maintenance within critical environments
