Premises Manager
Grade: Support Staff Scale 6–8

Direct Reports: Premises Officers, Caretaking and Facilities Staff
Job Purpose
To provide leadership and operational management of the academy's estate, ensuring that buildings, grounds, facilities and associated services are maintained to the highest standards. The Premises Manager will create and sustain a safe, secure and compliant environment that supports learning, teaching, staff wellbeing and community use.
The role combines facilities management, health and safety compliance, contractor management, site security, maintenance planning and team leadership, ensuring the academy's physical environment positively contributes to educational excellence.
Key Accountabilities
1. Estate and Facilities Management
Lead the effective management of all academy buildings, grounds and facilities to ensure they remain safe, operational and well presented.
Responsibilities
- Maintain oversight of the condition, appearance and functionality of the academy estate.
- Develop and coordinate planned preventative maintenance programmes.
- Identify, prioritise and oversee repair works and improvement projects.
- Monitor building systems including heating, ventilation, lighting, security and utilities.
- Ensure classrooms, specialist teaching spaces and communal areas remain fit for purpose.
- Support refurbishment, remodelling and estate improvement projects.
- Maintain effective site services to support academy operations and events.
- Coordinate community use of facilities and ensure appropriate site support arrangements are in place.
2. Leadership of Premises Services
Provide effective leadership and management of the premises function.
Responsibilities
- Lead, motivate and develop premises staff to deliver an efficient and responsive service.
- Allocate workloads and establish clear performance expectations.
- Support recruitment, induction and ongoing training of site staff.
- Ensure staff have appropriate skills, resources and training to undertake their duties safely and effectively.
- Foster a culture of professionalism, accountability and continuous improvement.
3. Health, Safety and Compliance
Take responsibility for maintaining a safe and compliant working environment.
Responsibilities
- Support the implementation and monitoring of academy health and safety arrangements.
- Carry out routine inspections of buildings and grounds to identify risks and compliance issues.
- Ensure statutory checks, testing and inspections are completed and recorded.
- Maintain accurate compliance documentation and maintenance records.
- Support accident investigations and corrective action planning.
- Promote a positive health and safety culture across the academy.
- Act as a key contact during inspections, audits and regulatory visits.
4. Security and Safeguarding
Ensure the academy estate is secure and supports safeguarding requirements at all times.
Responsibilities
- Oversee opening and closing procedures and site security arrangements.
- Monitor the effectiveness of alarm systems, CCTV, access controls and physical security measures.
- Ensure contractors and visitors comply with safeguarding and site security requirements.
- Respond appropriately to emergencies and security incidents.
- Support academy leaders in maintaining a safe environment for pupils, staff and visitors.
5. Contractor and Project Management
Manage external suppliers and contractors to ensure quality, compliance and value for money.
Responsibilities
- Procure and coordinate maintenance and specialist services as required.
- Monitor contractor performance against agreed standards and service expectations.
- Ensure all external works are completed safely and within agreed timescales.
- Contribute to budget planning and expenditure monitoring.
- Identify opportunities to improve efficiency and reduce costs while maintaining service quality.
6. Operational Support
Provide practical and technical support to ensure the academy operates effectively.
Responsibilities
- Undertake or oversee minor repairs and maintenance activities.
- Manage deliveries, storage arrangements and site logistics.
- Provide facilities support for academy events, examinations and lettings.
- Support emergency response arrangements and business continuity requirements.
- Assist with any reasonable operational requirements commensurate with the level of the role.
Person SpecificationQualifications and KnowledgeEssential
- Relevant facilities, estates, building maintenance or property management qualification, or equivalent practical experience.
- Sound knowledge of health and safety legislation and compliance requirements.
- Understanding of building maintenance systems and facilities management practices.
- Knowledge of security procedures and safeguarding requirements within an educational environment.
- Working knowledge of procurement and contractor management processes.
Desirable
- Health and Safety qualification (IOSH, NEBOSH or equivalent).
- Professional qualification in Facilities Management, Building Services or Estates Management.
- Experience of working within a Multi-Academy Trust or educational environment.

Pay: £40,000.00-£43,000.00 per year
