We manage a portfolio of high-quality properties and are looking for an experienced Property Manager to join our team on a temporary basis to provide cover during a period of absence.
The Role
We are seeking an experienced Residential Property Manager who can confidently manage a portfolio with minimal supervision. The successful candidate will be highly organised, proactive, and experienced in handling maintenance issues, compliance requirements, contractor management, and tenancy administration.
Experience using Alto CRM is highly desirable.
Key ResponsibilitiesProperty Maintenance
- Manage day-to-day maintenance issues reported by tenants through platforms such as PropServe, WhatsApp, and internal team communications.
- Liaise with tenants, landlords, and contractors to arrange and coordinate repairs.
- Obtain contractor quotations where required and seek landlord approval before works commence.
- Keep landlords and tenants fully informed throughout the maintenance process.
- Approve contractor invoices for payment once works have been completed and relevant reports received.
- Arrange and oversee planned and routine maintenance, including MVHR, FCU, and HIU servicing.
- Ensure works are completed efficiently and to a high standard.
Compliance Management
- Monitor and maintain compliance records, including EICRs, EPCs, and Gas Safety Certificates.
- Ensure all certificates remain valid and arrange renewals when required.
- Update internal systems and compliance records accordingly.
Tenancy & Deposit Administration
- Manage deposit returns, including:
- Reviewing check-out reports
- Preparing deposit return proposals
- Obtaining landlord approval
- Negotiating deductions with tenants
- Updating TDS records
- Handling disputes and preparing evidence for adjudication where required
Record Keeping & Administration
- Maintain accurate and up-to-date records on Alto, Dropbox, and internal property management trackers.
- Ensure all tenant, landlord, and contractor contact details are correctly recorded and regularly updated.
- Assist with general property management administration as required.
Essential Requirements
- Previous experience in residential property management is a must
- Strong understanding of property maintenance coordination and contractor management.
- Knowledge of UK residential lettings compliance requirements.
- Excellent communication, organisational, and problem-solving skills.
- Ability to work independently and manage competing priorities.
- Strong administrative and IT skills.
Desirable Skills & Experience
- Experience using Alto CRM.
- Familiarity with PropertyFile, PropServe, TDS, and other property management platforms.
- Experience managing higher-end or luxury residential properties.
- Ability to attend occasional property inspections and site visits when required.
