Job Summary
We are seeking an experienced Building Fabric Surveyor / Estimator to join our London-based team. The successful candidate will be responsible for surveying, pricing, and supporting the deliveryof building fabric works across a portfolioof commercial and public-sector properties. The role combines on-site technical assessments with office-based estimating, specification writing, and client liaison.
Responsibilities
Surveying & Technical Assessment
- Conduct detailed surveys of building fabric elements including roofs, walls, floors, windows, doors, internal finishes, and structural components.
- Identify defects, assess condition, and propose remedial solutions.
- Prepare survey reports, schedules of work, and photographic documentation.
- Carry out dilapidation surveys, measured surveys, and condition surveys as required.
Estimating & Cost Planning
- Prepare accurate cost estimates, quotations, and tender submissions for building fabric works.
- Analyse drawings, specifications, and site information to create detailed pricing.
- Liaise with suppliers and subcontractors to obtain competitive material and labour rates.
- Produce bills of quantities, materials take-offs, and cost breakdowns.
- Support the delivery of building fabric projects from inception through to completion, ensuring works are delivered to programme, budget, and required quality standards
Project Coordination
- Assist in planning and coordinating small to medium building fabric projects.
- Support contract managers in ensuring works are delivered to specification, budget, and schedule.
- Monitor variations and update pricing accordingly.
- Attend client meetings, site meetings, and handover sessions.
Compliance & Standards
- Ensure all works comply with UK Building Regulations, CDM requirements, and company health & safety procedures.
- Maintain accurate records, risk assessments, and project documentation.
- Stay current with industry standards and product innovations in building materials and construction methods.
Qualifications & Experience
- Previous experience as a Building Surveyor, Fabric Surveyor, Estimator, or similar role.
- Strong knowledge of building fabric construction methods and common defects.
- Ability to read and interpret technical drawings and specifications.
- Proficient in estimating software (e.g., Causeway, Refurb Works, Candy) or advanced Excel.
- Excellent written and verbal communication skills.
- Strong organisational and time-management abilities.
- Clean UK driving licence (role requires site travel).
- Experience in reactive maintenance, refurbishment, or facilities/building services environments.
