Are you a practical, hands-on Maintenance Manager who takes pride in keeping a busy hotel operating at its very best? Reigate Manor Hotel is looking for an experienced and proactive Maintenance Manager to oversee the day-to-day maintenance of our hotel, ensuring our facilities remain safe, compliant and maintained to the highest standards for our guests and team.
Reigate Manor is a long-established independent hotel in Surrey with 50 bedrooms, six versatile function suites, a busy lounge bar and restaurant, extensive kitchen facilities and a thriving weddings and events business. With guests staying and events taking place every day, maintaining the hotel to an exceptional standard is essential to delivering an outstanding guest experience.
Working closely with the Hotel Manager and Heads of Department, you'll be responsible for the smooth operation, maintenance and continual improvement of the hotel's buildings, plant and services.
About You
You'll have previous experience in hotel maintenance, facilities management, building services or a similar environment, with excellent practical skills across a wide range of maintenance disciplines. Preference will be given to candidates with an electrical background and practical plumbing experience, although candidates with strong all-round maintenance skills are encouraged to apply.
You'll be organised, self-motivated and able to manage a varied workload while responding quickly to the changing priorities of a busy hotel.
What You'll Be Doing
- Manage the day-to-day maintenance operation across the hotel.
- Plan, prioritise and deliver reactive and preventative maintenance programmes.
- Liaise regularly with the Hotel Manager and Heads of Department to understand maintenance priorities and minimise operational disruption.
- Regularly inspect all aspects of the hotel, ensuring buildings, plant, equipment and services are maintained to the highest standards.
- Maintain all 50 guest bedrooms and en-suite bathrooms to an exceptional standard.
- Oversee the maintenance of six function suites, restaurant, lounge bar, commercial kitchens, offices, public areas, staff facilities and external grounds.
- Carry out electrical, plumbing, carpentry, decorating and general maintenance work where appropriate.
- Maintain working knowledge of all building services, including plant rooms, heating, hot water, ventilation, electrical systems and fire safety equipment.
- Carry out routine inspections of fire alarms, emergency lighting, plant equipment and other safety systems, ensuring statutory compliance at all times.
- Supervise contractors and ensure all work is completed safely, professionally and in accordance with company standards.
- Maintain accurate maintenance records and ensure all planned maintenance schedules are completed.
- Manage maintenance stock, tools and purchasing within agreed budgets.
- Assist with refurbishment projects, room improvements and ongoing investment across the hotel.
- Ensure maintenance KPIs are achieved while maintaining excellent standards throughout the property.
- Promote a safe working environment, ensuring all Health & Safety procedures are followed and equipment is operated safely.

We're Looking For Someone Who
- Has previous experience in a maintenance management role, ideally within a hotel, hospitality, large retail or building management environment.
- Has strong practical experience in electrical, plumbing, carpentry and general building maintenance.
- Holds relevant trade qualifications such as NVQ Level 2 or 3 in Electrical Installation, Plumbing or Heating (desirable but not essential).
- Has up-to-date knowledge of Health & Safety legislation and statutory compliance.
- Can manage a varied workload while remaining calm under pressure.
- Is organised, reliable and takes pride in maintaining exceptionally high standards.
- Has excellent communication skills and enjoys working collaboratively with colleagues, contractors and management.
- Can supervise contractors effectively and lead by example.
