Block & Estate Property Manager – Southwest
We are seeking an experienced, organised, and customer‑focused Block & Estate Property Manager to join our team. This is a key role responsible for ensuring high‑quality management across a diverse portfolio of residential blocks and estates. You will act as the primary contact for leaseholders, residents, Directors, and contractors, ensuring buildings are safe, compliant, well‑maintained, and managed to an exceptional standard.

Key Responsibilities - Block & Estate Management
· Oversee day‑to‑day maintenance and repairs across a portfolio of residential blocks and estates.
· Conduct regular on‑site inspections, produce detailed reports, and follow up on all required actions.
· Ensure buildings remain safe, compliant, and well maintained at all times.
Compliance & Safety
· Ensure full compliance with lease terms, legislation, and all relevant health & safety regulations.
· Action remedials identified in Fire Risk Assessments and other H&S reports.
· Ensure all contractors are compliant, competent, and delivering work to the required standard.
· Maintain accurate compliance records and ensure internal audit standards are met.
Financial & Budget Management
· Manage service charge budgets in collaboration with the Accounts Team.
· Support insurance claims, recharges, and financial queries.
· Initiate insurance claims and oversee recoverable costs.
· Manage debtors, arrears, and assist with financial recovery processes.
· Prepare 10‑year maintenance plans and oversee scheduled works through completion.
Leasehold & Legal Processes
· Manage leaseholder, resident, and Director for enquiries in a professional and timely manner.
· Prepare and issue Management Agreements (Terms of Business).
· Manage legal processes including Section 20 consultations and major works management.
· Oversee cyclical maintenance and major works projects.
Meetings, Communication & Customer Service
· Organise and attend AGMs and Director/resident meetings, including minute‑taking.
· Maintain proactive communication with clients, leaseholders, and residents.
· Respond to office emails and client enquiries promptly and professionally.
· Proactively manage complaints through resolution and reduce recurrence.
Systems, Records & Performance
· Maintain accurate records and keep all CRM systems fully up to date.
· Monitor and deliver agreed service levels, KPIs, and SLAs.
· Ensure documentation, decision‑making records, and compliance files are consistently maintained.
Training & Professional Development
· Complete all required leasehold‑related training.
· Maintain CPD in line with industry standards and role expectations.
The Ideal Candidate Will Have:
· Proven experience in residential block or estate management.
· Strong understanding of leasehold legislation, compliance, and building safety requirements.
· Excellent communication and customer‑service skills.
· Confidence engaging with leaseholders, Directors, and contractors.
· Strong organisational ability and ability to manage a busy workload.
· Experience using CRM or property management systems.
· A proactive, solutions‑focused approach.
· Full UK driving licence and access to your own vehicle.
Working Hours & Location
· 37.5 hours per week, typically 9:00am – 5:30pm (flexibility available).
· Hybrid working, with at least three days per week at our Bristol (Keynsham) HQ.
