About the Role
We are a fast-growing independent estate agency specialising in high-volume residential and HMO lettings across South Manchester.
We have a professional property and lettings management team, meaning, sending out applications to propective tenants, referencing, tenancy management, renewals, and compliance are handled promptly. This allows our team to focus on letting properties efficiently, managing enquiries, and delivering strong on-the-ground service.
Your role:
- Lettings negotiator
- Enquiry handling (calls + emails)
- Property marketing support
- Occasional Field-based property tasks
Key Responsibilities Lead Handling
- Handle inbound calls, emails, and online enquiries (Rightmove, Zoopla, etc.)
- Register applicants and understand their requirements
- Qualify leads and match them to suitable properties (Software provided)
- Follow up on all enquiries promptly to maximise conversions
Property Marketing
- Assist in marketing available properties
- Upload and maintain listings on portals (Rightmove, Zoopla, etc.)
- Write or amend property descriptions
- Ensure photos, rents, and availability are accurate
- Relaunch and push underperforming listings
- Book and conduct property viewings
- Sell properties to prospective tenants
- Negotiate offers between tenants and landlords
- Secure holding deposits and agree lets
- Provide landlord feedback and market insight
Primary goal: fill properties quickly
Occasional Field-Based Property Responsibilities
Due to our property management Team, you will handle key on-site tasks:
- Visit properties to inspect maintenance issues (usually for serious maintenance issues)
- Assess and report larger repairs before escalation
- Assist with key handovers and access coordination with contravtors
- Respond to urgent tenant issues requiring physical presence
- Carry out occasional spot checks where needed
Coordination & Communication
- Liaise with the property management team when escalation is needed
- Keep internal systems updated with notes and activity
- Maintain strong relationships with landlords and tenants
Targets & Performance Expectations
- Monthly lettings targets (deals agreed)
- Fast response time to all enquiries
- High viewing-to-offer conversion rate
- Strong pipeline management (no missed leads)
What We’re Looking For Essential:
- Experience in lettings, estate agency, or sales
- Confident on the phone
- Strong organisational and time-management skills
- Target-driven and proactive mindset
- Full UK driving licence and access to a car (Millage paid)
Desirable:
- Experience in residential/student/HMO market
- Familiarity with Manchester rental areas
- Ability to handle property-related situations on site
Salary & Benefits

Working Hours
- Full-time 9:30 am to 5:30pm with Paid Breaks.
- Two Saturdays of 6 hour each a month.
