About the Role
We are looking for a Chartered Surveyor and RICS Registered Valuer to join Surebound as a key technical hire, helping shape the next stage of our surveying function. This role will support residential valuation work, home surveys, condition advice, selected defect inspections and client-facing reporting. The role is ideal for a surveyor who wants the security of a salary, the opportunity to help shape a growing surveying practice and the professional freedom to deliver high-quality work without being rushed or pressured to operate outside their competence.
Key Responsibilities
- Undertake residential property inspections for valuation and survey instructions.
- Prepare clear, evidence-based valuation reports for private clients, solicitors, investors and other stakeholders.
- Support probate, inheritance tax, matrimonial, market value and other private client valuation instructions where competent.
- Undertake RICS Home Survey Level 2 and/or Level 3 reports, depending on experience and competence.
- Prepare residential condition reports and selected defect inspection reports, including issues such as damp, cracking, roofing defects, movement indicators, water ingress and general building condition.
- Provide reinstatement cost assessments or related commentary where appropriate and within competence.
- Carry out comparable research, market commentary, inspection notes, photographs and report evidence.
- Review incoming instructions and identify risks, limitations, conflicts or scope gaps before proceeding.
- Communicate professionally with clients, agents, solicitors, contractors and internal Surebound contacts.
- Help improve Surebound report templates, quality assurance processes and technical standards as the company grows.
Required Qualifications and Experience
- MRICS or FRICS status strongly preferred. AssocRICS candidates may be considered where they have RICS Registered Valuer status and strong residential surveying experience.
- RICS Registered Valuer status.
- Experience preparing residential valuation reports.
- Experience with residential surveys, homebuyer reports, condition reports or defect inspections.
- Strong understanding of residential property construction, common defects and building condition matters.
- Clear written reporting style and strong attention to detail.
- Ability to inspect independently and manage instructions professionally.
- Good client communication skills and a calm, professional manner.
- Full UK driving license and access to a vehicle.
Desirable Experience
- Probate, inheritance tax, matrimonial or tax-related valuations.
- RICS Home Survey Level 2 and/or Level 3 reports.
- Damp, cracking, roof and external defect inspections.
- Reinstatement cost assessments.
- Older residential properties, leasehold flats and residential investment properties.
- Working with solicitors, landlords, homeowners, estate agents or property investors.
- Experience supporting a growing surveying business, improving templates or contributing to quality assurance processes.

Boundary and Land Surveying Scope
Some Surebound enquiries involve boundaries, title plans, fences, access issues and neighbouring land matters. This role may include initial property observations where appropriate, but precise measured boundary surveys, topographical surveys, CAD boundary plans and specialist boundary dispute work will be referred to a land surveyor or geomatics specialist.
