About the Role
Brindley Capital Group Limited is seeking an organised, commercially minded and relationship-focused Property & Relationship Manager.
This is a varied role combining the day-to-day management of the Group’s property portfolio with relationship-management and business-development responsibilities for Lending Bridge, our specialist property-finance business.
The successful candidate will take responsibility for ensuring that our properties are well maintained, compliant and effectively managed. They will also help build and maintain relationships with tenants, borrowers, brokers, introducers, property professionals and other key stakeholders.
The position would suit someone with previous experience in estate agency, lettings or property management who is confident managing properties, solving problems and developing professional relationships.
Key ResponsibilitiesProperty Management
- Manage the day-to-day operation of the Group’s property portfolio across the West Midlands.
- Act as the main point of contact for tenants, responding promptly and professionally to enquiries, complaints and maintenance issues.
- Arrange routine repairs, emergency works, planned maintenance and property improvements.
- Appoint, coordinate and supervise contractors, tradespeople and suppliers.
- Obtain and compare quotations, monitor the quality of works and ensure expenditure remains within agreed budgets.
- Carry out regular property inspections and maintain accurate inspection and photographic records.
- Identify maintenance, safety or tenancy issues and escalate significant concerns to senior management.
- Manage insurance claims and liaise with insurers, contractors and loss adjusters where required.
- Help identify opportunities to improve property condition, reduce operating costs and increase rental income.
- Maintain accurate records for each property, including contracts, certificates, inspections, maintenance history and tenant communications.
Lettings and Tenancy Management
- Advertise vacant properties and respond to prospective tenant enquiries.
- Arrange and conduct property viewings.
- Assess prospective tenants and coordinate referencing, affordability and Right to Rent checks.
- Prepare and administer tenancy documentation, renewals, variations and notices.
- Arrange inventories, check-ins, check-outs and condition reports.
- Register and administer tenancy deposits in accordance with the applicable requirements.
- Monitor rent payments and follow up promptly on arrears.
- Agree appropriate payment arrangements where authorised and escalate serious or persistent arrears.
- Manage tenancy renewals, rent reviews, tenant departures and end-of-tenancy deductions.
- Resolve deposit disputes and coordinate possession or other legal action with senior management and appointed solicitors.
- Minimise void periods by planning the re-letting and preparation of properties before tenancies end.
- Maintain positive tenant relationships while protecting the Group’s property and commercial interests.
Property Compliance and Contracts
- Ensure properties remain compliant with relevant residential letting, health and safety and property-management requirements.
- Monitor gas-safety certificates, electrical inspections, EPCs, smoke alarms and carbon-monoxide alarms.
- Monitor HMO, selective-licensing and other local-authority licensing requirements where applicable.
- Ensure required documents and prescribed information are provided to tenants within the correct timescales.
- Maintain an organised compliance calendar and arrange renewals before certificates or licences expire.
- Review and administer tenancy agreements, contractor agreements and property-related service contracts.
- Liaise with solicitors and other professional advisers regarding leases, tenancy matters, disputes and contractual issues.
- Keep up to date with changes in landlord-and-tenant legislation and recommend any required changes to the Group’s procedures.
Relationship Management Support
- Act as a professional point of contact for borrowers, brokers, introducers, property investors, developers and other business relationships.
- Build and maintain strong relationships with existing and prospective clients and introducers.
- Understand client funding requirements, property plans, repayment strategies and longer-term objectives.
- Support the generation of appropriate lending enquiries through relationship building, referrals, networking and follow-up activity.
- Identify repeat-business and referral opportunities within existing relationships.
- Maintain regular contact with allocated borrowers and introducers throughout the lending lifecycle.
- Monitor borrower progress, repayment plans, refinance arrangements and property-sale exits.
- Identify early warning signs of delays, repayment difficulties or other risks and escalate concerns promptly.
- Work closely with Lending Bridge’s sales, underwriting, risk and completions teams to help progress suitable cases efficiently.
- Maintain accurate records of contacts, conversations, opportunities and follow-up actions on the company’s systems.
- Represent Lending Bridge professionally at meetings, property events, networking functions and industry events.
- Develop relationships with estate agents, auction houses, brokers, solicitors, accountants, valuers, developers and property professionals.
- Provide senior management with feedback on borrower demand, property-market activity, competitor activity and potential commercial opportunities.
Reporting and Administration
- Provide regular reports covering property occupancy, rent collection, arrears, maintenance, expenditure, compliance and outstanding issues.
- Report on relationship activity, new enquiries, referral opportunities and borrower progress.
- Maintain accurate and confidential property, tenant and client information.
- Manage multiple properties, relationships and priorities effectively.
- Work within agreed budgets, approval limits and internal procedures.
- Handle personal and commercially sensitive information in accordance with data-protection and confidentiality requirements.
Skills and ExperienceEssential
- Previous experience in estate agency, lettings, residential property management or a similar property-based role.
- A good understanding of the residential letting and tenancy-management process.
- Strong communication, customer-service and relationship-management skills.
- Confidence dealing with tenants, contractors, property professionals and senior stakeholders.
- Excellent organisation and the ability to manage several properties and priorities simultaneously.
- A practical, solutions-focused approach to maintenance and tenant issues.
- Strong negotiation and problem-solving skills.
- Good written communication and record-keeping ability.
- Competence using Microsoft Office, property-management systems and CRM software.
- A full UK driving licence and access to suitable transport.
- Willingness to travel regularly to properties across the West Midlands.
Desirable
- Experience working with landlords, property investors or portfolio property companies.
- Experience managing rent arrears, tenancy disputes and end-of-tenancy matters.
- Knowledge of property compliance, deposit protection and landlord responsibilities.
- Experience in property finance, bridging finance, financial services or secured lending.
- Existing relationships with estate agents, brokers, introducers, developers or other property professionals.
- ARLA Propertymark, Propertymark, IRPM or another relevant property qualification.
