We are scaling our real estate and hospitality development portfolio and are looking for a senior leader to drive delivery excellence across it.
About The Role
This is a strategic and operational role focused on delivery. You are responsible for ensuring that DFG's development projects are well organised and completed on schedule, on budget, and with strong returns for the owners, with effective risk management and clear, consistent project controls that provide ownership with an accurate view of project status at any time.
The role is centred on delivery oversight rather than day-to-day operations or hands-on construction. Your focus is on putting the right delivery standards, PM processes, reporting cadence, and project visibility in place, identifying risks early and ensuring they are resolved, and giving business unit leaders and project managers a consistent framework to work within
Business unit leaders report to the CEO. You operate within a matrix structure, with the access, influence, and mandate needed to set standards and drive delivery across the portfolio. Your effectiveness comes from the clarity of the framework you establish, the transparency of your reporting, and close working relationships with business unit leaders and project managers.
Key Responsibilities-
Delivery leadership: Own the standards, cadence, and delivery discipline that keep every active project on track for schedule, budget, and quality across the portfolio.

Risk identification & mitigation: Surface delivery, schedule, cost, and execution risks early across all projects, and drive them to resolution before they hit timelines or returns.

Project transparency & reporting: Build and run the reporting frameworks and project controls that give the CEO, BoD, and the investment committee a clear, real-time view of project health across all jurisdictions.

Independent project assurance: Give CEO, BoD and the investment committee an independent, verified view of project status, budget, and risk — challenging assumptions and validating numbers across all jurisdictions.

Process & systems: Implement and run the delivery framework, PM tools, and workflows that allow the portfolio to scale without losing control or visibility.

Budget & schedule oversight: Work closely with Group Financial Director to drive portfolio-level tracking of capex, timelines, and change control — making sure deviations are caught, explained, and acted on.

Delivery feasibility on new opportunities: Pressure-test deliverability — cost, timeline, and team capacity — on prospective acquisitions before they reach the investment committee, so capital is committed only to what the group can realistically execute.

Stakeholder coordination: Act as the connective layer between on-the-ground delivery and investment, finance, and legal — and support engagement with JV partners, operators, and co-investors when delivery is at stake.

Working with BU leaders & PMs: Partner closely with in-country business unit leaders and project managers — setting expectations, aligning on delivery plans, and holding the line on standards by exerting influence within a matrix structure.

AI-driven oversight: Integrate advanced AI methodologies into project management, project controls and reporting to accelerate decision-making and provide leadership with instantaneous visibility across the portfolio.
Requirements-
10+ years in real estate/development, with significant time in programme/portfolio management, project delivery leadership, or PMO leadership.

Proven track record driving delivery across multiple large projects — accountable for getting them organised, on track, and delivered on time.

Pan-European experience — managing delivery across multiple jurisdictions, comfortable navigating different legal, regulatory, and operating environments.

Strong influence and stakeholder skills — able to set standards and drive delivery in a matrix, without direct line authority over the people executing.

Demonstrated ability to establish delivery discipline and reporting transparency in environments where it did not previously exist, including with senior stakeholders resistant to oversight.

Strong systems and process orientation — project controls, risk frameworks, reporting, and PM tools.

Strong commercial and financial acumen: capex, budgets, controls, and reporting.

Degree in real estate, business, engineering, construction management, or a related field.

Fluent English; willingness to travel across European project sites.
Strong Advantages-
PMP, PgMP, MRICS, MBA, or equivalent qualification.

Experience applying AI or automation tools to project controls, reporting, or portfolio management.

Additional European languages — Serbian/Montenegrin, Russian, or Czech.

Hospitality / resort development experience (operator JV environments).

Sustainable / timber (CLT) construction or renewables exposure.

Family office or private equity environment.
