We are seeking an experienced and skilled Property Maintenance Worker to ensure the care and upkeep of our holiday property portfolio. Additionally, we have a fantastic opportunity for a partner (subject to separate consideration and an interview) to join our dedicated Housekeeping Team, making this an ideal role for a couple looking to live and work in one of Scotland's most beautiful coastal regions.
Role Overview:
The Property Maintenance Worker is responsible for ensuring all holiday properties are safe, functional, and ready for arriving guests. You will respond rapidly to maintenance issues, conduct preventative care and take initiative to ensure properties are maintained to a high standard.
Because holiday lets operate on tight turnaround schedules, you must be a self-starter who thrives on variety, working with speed, precision, and efficiency to ensure properties and guest amenities are always fully guest-ready without compromising on quality.
Key Responsibilities:
- Daily Schedule Execution: Systematically working through the daily jobs list and assigned work orders to ensure properties are ready for guest arrivals.
- Proactive Upkeep: Stepping beyond the daily checklist by using your own initiative to spot issues with properties, perform preventative care, and ensure rental properties are immaculate and guest-ready each day.
- Reactive & Preventative Maintenance: Diagnosing and resolving day-to-day property issues efficiently (leaks, heating faults, minor electrical issues, carpentry, and cosmetic repairs).
- Hot Tub Preparation & Maintenance: Managing turnaround days by draining, deep cleaning, refilling, and heating hot tubs; conducting precise water testing and chemical balancing to ensure they are fully operational, up to temperature, and ready for guest use strictly before check-in. Training with respect to hot tub maintenance and procedures will be provided.
- Emergency Response: Managing out-of-hours maintenance emergencies quickly and accurately to ensure minimal disruption to the guest experience.
Skills & Experience:
- Proven Experience: A strong background in property maintenance or trades (preferably within the hospitality, holiday let, or residential sector).
- Strong Communication Skills: Excellent interpersonal and communication skills to effectively update the office team, coordinate with external contractors, and interact professionally and politely with holiday guests when resolving on-site issues.
- Strong Problem-Solving Skills: A calm under pressure, "can-do" attitude with the resourcefulness to troubleshoot and fix complex mechanical, structural, or system issues swiftly.
- Speed & Accuracy: The ability to execute high-quality repairs and changeovers quickly and accurately under time constraints, particularly on tight guest changeover days.
- Initiative & High Standards: A proactive mindset to independently drive property improvements, combined with the discipline to efficiently tick off a structured daily jobs list.
- Hot Tub Care Knowledge: Experience with commercial or holiday-let hot tub maintenance and turnaround processes preferred but not essential (a certified pool/spa operator qualification is highly advantageous).
- Local Knowledge & Mobility: A full, clean UK driving license is essential, as you will be travelling between properties in St Andrews and throughout the East Neuk.
Preferred Qualifications:
Although specific qualifications are not required, preference will be given to candidates with hands-on tradesperson experience or a time-served background holding formal qualifications in one or more of the following areas:
- Mechanical Engineering / Building Services (HNC/HND or NVQ equivalent)
- Plumbing (City & Guilds Level 2/3 or equivalent)
- Electrical Engineering (NVQ Level 3 or 18th Edition Electrician)
- Relevant industry certifications in health and safety compliance (e.g., Legionella Control, IOSH/NEBOSHcertificates).
The Couples Opportunity: Housekeeping Team Member
To complement the maintenance role, we are preferentially seeking a couple where the partner has strong housekeeping and hospitality skills.
Partner Role Overview:
- Working alongside our established, high-standard housekeeping agency team.
- Preparing luxury properties for guest arrivals, ensuring impeccable cleanliness, presentation, and staging.
- Linen management, restocking essentials, and conducting pre-arrival quality checks.
- A keen eye for detail and a passion for hospitality are essential.
