Job Title: Voids and Re Lets Officer
Reporting to: Group Housing Director
Salary: £28,000 to £32,000 with bonus KPI package up to £3,000
Hours: Temp to Full Time, Monday to Friday, 10:00am to 6:00pm
Location: London and surrounding areas
The role
We are seeking an organised, proactive and customer focused Voids and Re Lets Officer to manage the end to end re lettings process across our social housing and temporary accommodation portfolio.
The successful candidate will be responsible for ensuring vacant properties are returned to occupation as quickly and efficiently as possible, minimising void loss whilst maintaining high standards of compliance, customer service and property presentation.
This role requires excellent communication skills, strong housing and lettings knowledge, and the ability to work closely with local authorities, contractors, maintenance teams and prospective residents.
Lettings and Allocations
Confirm lettable standard approved and include:
- Ensure all statutory and regulatory requirements are met prior to occupation.
- Verify EPCs, gas safety certificates, electrical certificates and other compliance documentation are in place.
Ensure properties are safe, secure and ready for occupation
- Advertise available properties through approved channels.
- Coordinate and conduct property viewings.
- Assess applicant suitability in line with company policies and local authority requirements.
- Process applications pre sign up
- Arrange tenancy sign-ups once approved
- Maintain regular communication with local authority housing teams and referral partners.
- Manage property reservations and lettings pipelines to minimise void periods.
- Liaise with maintenance teams to ensure properties are ready for occupation.
- Confirm all compliance documentation is in place prior to occupation.
Performance and Reporting
- Monitor and report on occupancy levels and re lettings performance.
- Maintain accurate records on housing management systems.
- Produce weekly and monthly reports for management.
- Identify opportunities to improve turnaround times and occupancy rates
Key Performance Indicators which will have a monetary value associated
- Occupancy levels
- Number of successful re lets completed
- Compliance completion prior to occupation
- Resident and local authority satisfaction
- Reduction in void rent loss.
- New property procurement
What are we looking for?
- Previous experience within social housing, housing management, lettings or temporary accommodation.
- Strong understanding of social housing lettings processes.
- Experience liaising with local authorities and housing partners.
- Excellent organisational and time management skills.
- Strong communication and customer service skills.
- Ability to work independently and manage a busy workload.
- Competent in Microsoft Office and housing management systems.
- Full UK driving licence.
- Willingness to travel regularly across London
What qualifications and experience are needed?
- Experience within temporary accommodation or supported housing.
- Knowledge of housing legislation and tenancy management.
- Experience using housing management systems such as Arthur, Northgate, MRI or similar.
- Understanding of compliance requirements within residential property management.
