Inner Create Ltd is an established and rapidly growing Architectural Design and Construction Management consultancy based in Milton Keynes. We work on a diverse and exciting pipeline of projects, ranging from bespoke residential extensions and high-end renovations to larger multi-unit residential developments for private clients and property developers.
As we scale up our local presence, we are expanding our core team at our office in Two Mile Ash. We pride ourselves on executing seamless design packages, outstanding client management, and technical precision across all phases of residential project delivery.
ROLE OVERVIEW
We are seeking a proactive, client-focused, and technically sharp Mid-Level Architectural Designer or Architectural Technologist to join us full-time on-site. This role combines design development, client communication, and technical execution. Working closely with the Company Director and Senior Technical Lead, you will manage the design lifecycle of residential projects, support client relationships, and deliver premium technical packages.
The ideal candidate will possess 3 to 6 years of experience in UK residential practice, combining exceptional drafting speed in AutoCAD with robust construction knowledge to produce immediately buildable tender and building regulations documents, while keeping projects running on time and within budget.
KEY RESPONSIBILITIES
- Design Process Management: Manage the residential design lifecycle, progressing projects from initial brief and spatial feasibility concepts through to formal planning submissions and full building regulations approvals, with support and oversight from the senior team.
- Client Communication & Management: Working alongside the senior team, act as a dependable, professional point of contact for clients on your projects. Help manage design expectations, deliver regular progress updates, interpret feedback, and guide clients through the technical and statutory stages of their build.
- Technical Drafting & Delivery: Produce highly accurate, comprehensive AutoCAD drawing packages (detailed plans, elevations, technical sections, and construction details) for standard and complex UK residential properties.
- Statutory Compliance & Applications: Prepare, format, and submit Planning Applications and detailed Building Regulations applications in strict accordance with current UK building codes.
- Site Surveys & Evaluation: Conduct physical, accurate measured building surveys on-site around Milton Keynes and the surrounding regions, translating raw field observations into clean, structured 'as-existing' drawings.
- 3D Visualisation & Modelling: Construct precise, high-quality 3D models and visualisations using SketchUp to communicate space planning, structural concepts, and material choices dynamically during client design presentations.
- Resource Monitoring & Commercial Awareness: Maintain live project data tracking via Monday.com. Monitor 'Actual vs. Budgeted' design hours to safeguard target profitability margins and proactively flag timeline risks.

REQUIREMENTS & QUALIFICATIONS
- 3 to 6 years of post-qualification experience within a UK architectural practice or multi-disciplinary construction consultancy, including direct involvement in client-facing work.
- Expert proficiency in AutoCAD Architecture and SketchUp is mandatory. Speed, structural reasoning, and strict file management hygiene are essential.
- In-depth, working knowledge of UK Building Regulations (specifically Parts L, B, A, and P) and modern residential construction methods.
- Exceptional written and verbal communication skills in UK English, with the confidence to contribute to client design meetings and liaise with local planning authorities.
- A relevant qualification in Architectural Technology or Architecture (HNC/HND/degree); CIAT membership (ACIAT/MCIAT) is desirable but not essential.
- Must reside within reasonable daily commuting distance of our office in Two Mile Ash, Milton Keynes. A valid UK driving licence and access to reliable transport for local site survey attendance are required.
