Job Summary
Due to internal promotion, we have an exciting opportunity for an experienced Lettings Manger to join our Residential Lettings team to work with the Associate in charge of lettings.
The position will be based full-time at the firm's Shrewsbury office however, you will also be required to travel to our Oswestry and Welshpool offices as needed. There is an exciting opportunity to grow the business into the Telford area.
The ideal candidate will have previous experience within the lettings industry, either in a similar role or within residential lettings, and will be looking to progress into a management position. Strong organisational skills, excellent customer service, and a proactive approach to problem solving are essential.
Salary negotiable based on experience
Own car is essential.
Hours: Monday to Thursday 9am-5.30pm / Friday 9am-5pm
1 in 3 Saturday's working required on a rolling rota (9am-3pm)
Lettings Manager Responsibilities
- Conduct rental valuations and market appraisals, providing landlords with accurate advice on achievable rental income, market conditions, and property presentation.
- Oversee the day-to-day operations of the lettings department, ensuring a high standard of customer service for landlords, tenants, applicants, and contractors.
- Manage and support the lettings team, providing guidance, training, and performance oversight.
- Build and maintain strong relationships with landlords, offering professional advice on property management, legislation and market conditions.
- Ensure full compliance with both Welsh and English lettings and property management legislation, keeping up to date with all regulatory changes and implementing best practices across the business.
- Hold and maintain full Rent Smart Wales training and accreditation, ensuring all managed properties and tenancy processes comply with Rent Smart Wales requirements.
- Ensure all maintenance issues are handled efficiently, liaising with contractors and monitoring works through to completion.
- Authorise and oversee repair quotations, obtaining landlord approval where required and ensuring value for money.
- Oversee the processing of invoices and maintain accurate records within the property management system.
- Manage departmental diaries, coordinating property inspections, contractor appointments, and tenancy-related visits.
- Utilise Jupix/Alto software to manage lettings and property management administration, ensuring data accuracy and compliance.
- Ensure all properties remain compliant with current legislation, arranging and monitoring statutory certificates including EICRs, EPCs, Gas Safety Certificates, Smoke and Carbon Monoxide Alarm requirements, and any other mandatory compliance documentation.
- Oversee tenancy deposit registrations and compliance through the DPS, handling negotiation, claims, and disputes.
- Ensure compliance with Right to Rent requirements (where applicable), anti-money laundering procedures, data protection regulations, and all relevant industry legislation.
- Drive business growth through landlord retention, portfolio expansion, and the generation of new management and lettings instructions.
- Ensure the business remains fully compliant and operates to best practice at all times.
- Handle and respond to out-of-hours emergency calls.
Pay: From £31,000.00 per year
